Laurel House is a five bedroom detached family home with accommodation extending to over 2053 SQFT. The current owners have added a boot room, cloakroom and additional storage.

The dwelling is traditionally presented over two levels. Upon entering Laurel House you are welcomed by a generous reception hall with oak flooring and neutral décor. There are two formal reception rooms; the living room overlooks the garden and has French door leading to the patio, a red brick open fireplace, perfect for those cosy evenings. The large kitchen/ family room is the ideal space for entertaining, with dual aspect windows the room is well lit with natural light. there is also a utility room and boot room which has been added over recent times.

On the first floor is the family bathroom and five bedrooms. The principle bedroom and second bedroom benefit from having personal en-suite facilities.

Externally to the front of the property is a lawned garden with various shrubs. There is a driveway to the side of the property providing ample off road parking. The rear garden has been landscaped and offers a peaceful setting commencing with a paved patio seating area, with the remainder being laid to lawn with mature shrubs and trees.

The owner has extended above the garage making a fantastic studio, this is a very versatile room and offers a great space for a home office or studio.

Ideally located almost equidistant between the bustling towns of Colchester and Ipswich is East Bergholt, a much sought after village that among other things boasts both a primary and secondary school, a village shop and a couple of cosy pubs. Laurel house is a large and beautifully presented family home that enjoys a superb position on a quiet cul de sac close to the centre of this thriving village. "We purchased the house in 2003, just five years after it was built and there were a number of factors that sold it to us," says the owner. "It sits in this very peaceful location but in close proximity to the primary and secondary school, both of which have really good reputations, and the house itself is just lovely and offered all the space we had been looking for. In short, for us as a family it ticked all the boxes."

"The house was beautifully designed and built in 1998 and from the outside it has the look of a lovely old Georgian farmhouse, however inside it has been given a much more modern look and feel, which was something else that drew us to it. We have a lovely big open-plan kitchen-and-breakfast room, two further large reception rooms and each bedroom is generously proportioned, so we've never had to compromise on space. It was in great condition when we moved here but over time we've done a few things to enhance it further but nothing too major. We added a studio above the garage, placed Canadian oak flooring in the lounge and hall and we also added a rear boot room and side reception porch. It's all in immaculate condition and just like it was when we came here it's ready for the new owners to simply move in and enjoy."

"The garden is another lovely part of the property and during our time here we've had it beautifully landscaped by a local garden designer," continues the owner. "It's very peaceful and private and as well as a nice-size lawn and mature borders of shrubs and flowers, we also have lots of space for outside entertaining. It's a feature that I think I'll really miss when we leave."

"I'd say that the kitchen is probably my favourite part of the house," says the owner. "It's large and very sunny, and it has space for sofas so we can cook, eat and relax in there."

"In my mind the location offers something of everything," says the owner. "We're in an Area of Outstanding Natural Beauty so it's a superb place for country walks; we have a great little village shop, a Post Office, a couple of pubs, a restaurant and a doctors surgery practically on the doorstep; the schools are fantastic and we also benefit from excellent road and rail links. What more could you want?"

"Something that was very important to us when we were looking for a new home was the quality and proximity of the schools," continues the owner. "Our three children have all passed through East Bergholt Primary School and they were able to walk there within a couple of minutes."

"We've had fifteen very happy years in this house and we'll take away some wonderful memories of our time here," says owner. "It's a fabulous family home and the village location really couldn't be better."
