A CHARMING PERIOD HOUSE FULL OF CHARACTER, IN AN ACCESSIBLE BUT RURAL SETTING WITH APPROXIMATELY 1.3 ACRES OF GARDEN AND GROUNDS - A PERFECT HOME TO BRING UP A FAMILY

Front Porch, Entrance Hall, Sitting Room, Dining Room, Conservatory, Kitchen/Breakfast Room, Utility/Boot Room, 4/5 Bedrooms, Bathroom and Shower Room, Private Drive, Car Port and other Outbuildings, well stocked level Garden and fruit orchard.

Location - Court End has a very rural setting off a small country lane. It is on the south-eastern edge of Upton St Leonards, a popular village immediately north of Painswick, which has a village store and a farm shop. Widely known as a friendly and inclusive community, Upton St Leonards also has the great advantage of being very accessible to Gloucester and Cheltenham for work, schools and shopping as well as the M5 motorway at Junction 11a. London, is normally about 2 hours by road with trains from Stroud Station scheduled from just over 90 minutes into Paddington.

Court End has not been on the market for 40 years and with its setting and surroundings, it is easy to see why. Approached from Painswick, you drop down from the A46, through mature woods which merge into a patchwork of verdant small fields interspersed by hedgerows, with the escarpment forming a dramatic backdrop. The immediate location has therefore a timeless quality with many lovely walks in the immediate vicinity, on a network of public footpaths.

Painswick - 4 miles, Motorway M5 J11a Hucclecote - 3.5 miles, Gloucester Railway Station - 3.5 miles, Stroud Railway Station - 7 miles, Cheltenham (central) - 8.5 miles, Bristol Temple Meads - 36 miles, Bristol Airport - 45 miles. Distances are approximate.

Directions - From our Painswick Office proceed north on the A46 for Cheltenham. Immediately after passing The Royal William pub thereafter, turn left as sign posted to Upton St Leonards. Continue on this lane down the hill and as it levels out, Court End will be recognized on the left, shortly before Upton St Leonards.

Description - Court End would be a lovely home in which to bring up a family. Full of character, it has a lovely large garden and an orchard - in all about 1.3 acres. Detached, with a southerly aspect, Court End has a real sense of history with its exposed beams and ancient fireplaces. At its heart is a very welcoming sitting room, with adjacent dining room and a large conservatory off. The accommodation in the remainder of the house is very flexible. In addition to the kitchen/breakfast room and a boot room, there is a shower room/cloakroom with a ground floor bedroom adjacent, while a spiral staircase leads to a further bedroom above, in what is effectively the west wing. The remaining three bedrooms (one currently used as a study) and the bathroom, are reached by the main staircase. A private drive leads to the rear of the house and a wide splay, opposite a two bay carport which has a workshop at its rear and a separate tool shed. The garden and orchard are real features of the property. The former is well stocked and has a number of unusual trees the latter is quite delightful, producing apples, pears, plums and cherries with even a walnut tree, but equally could be used to keep a pony.

General Information - Private drainage. Central heating from a Gas-fired Rayburn.
