THE PROPERTY
A deceptively spacious and imaginative period barn conversion in a popular village 'twixt Fakenham and Holt. Situated just outside the village, in a quiet country lane the property is part of a small select development of just four properties and is surrounded by picturesque open farmland. The very versatile and flexible accommodation over two floors comprises a large kitchen/diner with an Aga, a rear hallway leading to a 30' triple aspect sitting room with a vaulted ceiling (currently used an artist's studio) a dining room, cloakroom, utility room, conservatory, bathroom and two bedrooms. A first floor landing leads to a galleried balcony overlooking the sitting room/studio, a further sitting room, bedroom with an en suite and a bathroom. The property enjoys the benefit of oil fired central heating throughout. Outside, there is an enclosed private front garden, a further garden area providing parking and a further parking space alongside the gable end of the property.

LOCATION
Wood Norton is a typical small Norfolk village which, until the 1950's, was mainly owned by Christ Church, Oxford. There is a fine 18th century church with an interesting brick tower. The village is located 6 miles from the market town of Fakenham which enjoys a wide range of shops and schools and 8 miles from the elegant Georgian town of Holt. The centre of Holt comprises mainly of individual shops and businesses where a friendly and personal service still remains. The town is also home to Gresham's Public School. The North Norfolk coastline is about 12 miles distant with Salthouse, Cley, Blakeney and Morston all within easy reach. The County City of Norwich is around 15 miles away from where there is a fast rail service to London Liverpool Street. Norwich Airport has access to most international destinations via Amsterdam (Schipol).

DIRECTIONS
Leave Holt via the B1110 to Dereham. Pass through the villages of Thornage and Briningham and upon reaching Pigs Grave crossroads proceed straight over towards Dereham. After around 2 miles turn left sign posted Wood Norton 1 mile. Upon entering the centre of the village with the small green and the village sign, take the left hand fork into the Foulsham Road and after around 1/2 mile (just before a sharp right hand bend) you will find the property on your right hand side, identified by a Pointens 'For Sale' board.
