Sellers Comments
We originally purchased the property because it's a real character home. It's got the great highlights of an older property (such as the big wooden doors) and a lot of potential. It has a huge garden (roughly 90 foot long) and we did plan on extending at the back to create a nice, big open kitchen. We welcomed our new daughter in June this year so it has meant we have decided to move to somewhere a little bigger rather than try and have builders do the work we would have loved with a new born baby. A massive plus for us was the area. It's a nice, big, but quiet road. Walking distance to barbers, pet store, Tesco, Costa and pretty much everything you need. Not to mention the parks and leisure centre are right on our doorstep.

Entrance Hall
Entering the property into a spacious entrance hall that offers two built in under stair storage cupboards, these have the potential to be turned into an under stair WC, a double glazed window is in the larger cupboard. The hallway has a painted ceiling, paper walls and carpet flooring. Phone point, power point and a radiator.

Front Reception Room
The front reception room  is bright and spacious, it’s currently used as a dining room / home office. It offers a front aspect UPVc double glazed bay window allowing plenty of natural light in and further benefits from a decorative fireplace with duck egg tiles and wooden mantel piece. Smooth painted ceiling, paper walls with picture rail and carpet flooring. Power points and a radiator.

Rear Reception Room
A large second reception room has a UPVc double glazed window overlooking the rear garden. Currently used as the living room with potential to create an opening between both of the reception rooms to make an open plan lounge diner. Painted ceiling, paper walls and carpet flooring. TV point, power points and a radiator.

The kitchen offers matching wooden wall and base units, roll edge work tops and a sink, mixer tap and drainer. Space and points for a cooker, washing machine, dishwasher and fridge freezer (the appliances are open to negotiation). Further benefitting from a rear aspect UPVc double glazed window and a UPVc door with half glass overlooking the garden. Half tiled walls, fully tiled flooring and smooth painted ceiling.

Stairs from hallway to landing which provides access to three bedrooms, the loft and a family bathroom. Carpet stairs with white painted wooden hand rail, carpet flooring, painted ceiling and paper walls. Matching doors provide access to all rooms upstairs. A side aspect obscure, double glazed window and a power point.

Bedroom One
The Master bedroom was completely re decorated by the current owners approximately 12 months ago including re plastering, decorating, new wood effect laminate flooring, new power sockets, and spotlighting. It is a large double bedroom and has a front aspect UPVc double glazed bay window and radiator.

Bedroom Two
A second double bedroom  benefits from a build in storage cupboard which would be used as a wardrobe. Rear aspect UPVc double glazed window overlooking the garden, TV point, power points and a radiator. Carpet flooring, painted ceiling and paper walls.

Bedroom Three
The third bedroom has a front aspect UPVc double glazed window, painted ceiling, paper walls and carpet flooring. Power points and a radiator.

Family Bathroom
The family bathroom offers a bath, separate shower cubicle,  heated towel rail and hand wash basin. Part tiled walls, laminate tile effect flooring and painted ceiling. Rear aspect obscure, UPVc double glazed window.
Separate WC
A separate WC with half tiled walls, laminate tile effect flooring and a rear aspect, UPVc double glazed window.

Driveway parking for multiple vehicles and front garden laid to lawn enclosed by a red brick wall.
Rear Garden
A huge rear garden is approximately 90ft long and benefits from a Crabb Apple tree. It has a patio area and grass laid to lawn. A evergreen hedge divides the neighbours garden and the rest of the garden is secured by a wooden fence.
