Description

Fernleigh offers the opportunity to acquire three properties that are in the need of refurbishing to maximise value. All three properties have a stunning view of the Ludwell Valley Park, one of five recreational parks across the city.

The principal house is a four bedroomed detached property that requires modernisation and a new ceiling in one of the rooms.

The newly built semi-detached properties each have 3 bedrooms and are at plasterboard stage at first floor and stud work at ground floor.

Included within the sale is a c.24m (80ft) by c7m (21ft) greenhouse that could offer an opportunity to develop in the future (subject to the necessary planning consents).

Situation

The property is situated within Ludwell Valley Park, off Pynes Hill, Exeter. Some of its fields are grazed by cattle and some are fields where wild flowers bloom, all as part of a nature conservation initiative. Free access is available to many of the fields in front of the property should the resident wish to enjoy the green space.

The site is located within a two and half miles (approximately 12-minute drive) from the city centre and 2 miles (approximately 7-minute drive) from the M5.

The Cathedral City of Exeter is one of the most vibrant and attractive cities in southern England. With a population of almost 120,000, expanding Russell Group University and growing Business and Science Parks, the City lies on the beautiful River Exe.

The city is within half an hour's drive of the coast and moors and is the region's major administrative, commercial and retail centre with major employers including the EDF, Flybe, Met Office, Highways Agency and the University.

The city offers a selection of theatres, cinemas, museum, football, rugby and leisure centres. The historic Quayside provides some lovely riverside walks with it's restaurants, pubs and coffee shops.

Directions

Exit the City on Wonford Road and go straight over the traffic lights with Barrack Road into Dryden Lane. Continue straight over the mini roundabout and then turn right at the T-Junction into Wonford Street. Continue straight on and turn left at the second mini roundabout by Lidl. At the next roundabout turn right into Ludwell Lane continue along about three quarters along this road and Fernleigh Nurseries will be found on the left hand side. There is an access restriction Eastbound on Ludwell Lane between 4-6 pm and between 7-9 am Westbound.
