THE PROPERTY

This is a marvellous Edwardian family home with an abundance of features including high ceilings and large rooms that will delight all viewers. The house is set back from Birmingham Road behind a mature hedgerow, thus making it difficult for photographs and therefore – although a cliché in the estate agency world – the property really does need to be seen to be fully appreciated.

The property begins with a wide driveway allowing plenty of parking and leading upto a detached garage. From here there is gated access to the rear garden as well as a path around the bay window to get to the front door. There is also a pathway separate from the driveway that leads from Birmingham Road straight to the front door (shown in the main photo).

Once inside, viewers will find themselves in a long entrance hallway with plenty of room to remove coats and shoes. From here there are two doors through to the lounge and dining room, both of which being large reception rooms. The first room on the right is the lounge which includes a fabulous log burner set into the chimney breast and the aforementioned bay window which allows plenty of natural light. The dining room is a very similar size to the lounge and, as shown, comfortably holds an eight-seater-sized dining table aswell as other furniture. There is also another lovely fireplace which in this instance is a decorative feature.

The ground floor continues from the dining room via a door into the kitchen, passing the under-stairs storage cupboard. This a long traditional kitchen with plenty of work surface and unit space, incorporating a large one and a half bowl sink with drainer. There are allocated spaces for the fridge freezer, washing machine and dishwasher. Furthermore, there is a modern central heating boiler mounted to the kitchen wall which is serviced annually.

To the rear of the kitchen is an opening through to a versatile space that is currently utilised as a study area, although it could be used as a breakfast room. There are French doors leading out to the rear garden. The ground floor continues from the study area where a door leads to the rear porch, from where there is a guest wc and a further door leading outside.

Moving upstairs, the landing area has doors leading off to three good sized bedrooms and a stunning family bathroom. The bathroom is the most recently decorated room in the home and includes a wonderful p-shaped bathtub with shower over, aswell as a wash basin, wc and heated towel rail. The front bedroom, originally the master bedroom, is Bedroom Two and is a sensational large bedroom that spans the full width of the house, including a chimney breast that only adds to the character of the room. Bedroom Three is to the rear of the first floor, following the same footprint as the kitchen below and therefore is another double bedroom. Bedroom Four shows a double bed in the photo but is probably better described as a generous single bedroom.

Moving up again to the second floor leads to the Master Bedroom which covers the entire loft conversion. This is a sensational double bedroom with plenty of space for a king sized bed and lots of bedroom furniture. There is a short door at the front of the room providing entry into the eaves storage. Viewers will also notice that this room is very light and this is courtesy of three windows, one to the side and two looking out to the rear.

Finishing outside, the garden for this home is tremendously long and is best described when divided into sections. It begins with a patio area from the side of the house that continues beyond the building and includes a feature pond. From here it becomes a shrubbed area with pathway through the middle before continuing to a long lawn. We’re not done yet, as the lawn is fenced off with gated access to the final and mature part of the garden where there are trees and shrubs all the way to the end.
