Building Plot C,
8 Dunan, Broadford,
Isle of Skye,
IV49 9AJ

Description
An elevated and easily-accessed building plot extending to approximately 0.1 hectares (0.26 acres) or thereby in the small crofting township of Dunan, near Broadford on the Isle of Skye. The Plot is relatively easy to develop, with lovely views across the adjacent sea loch to the island of Scalpay and the mountains of Wester Ross beyond. Planning Consent has been granted in Principle for a 1½ storey house and a De-crofting Direction has been applied for. The site is conveniently situated adjacent to the former township road, which provides a ready-made access into the property. A house in this location could be used as a permanent dwelling, a holiday home or a business opportunity.

Location
The township of Dunan is a small crofting township set in the Parish of Strath, just 5 miles north of the village of Broadford. It is easily accessed from the main A87 trunk road which runs through Skye up to the ferry port in Uig. Broadford contains a wide range of facilities including supermarket, Post Office, hospital & doctor's surgery, primary school (through Gaelic and English-medium), Further Education College, filling station and library, as well as a number of shops, restaurants and churches. Portree (the Island's 'capital') lies some 20 miles to the north of Dunan, where you will find additional facilities such as secondary school, banks, Cinema & Arts Centre, West Highland College and leisure centre. Inverness airport is approximately 105 miles away, and the nearest railway station is some 12 miles away in Kyle of Lochalsh. The ferry to the Western Isles departs from Uig, which is some 35 miles to the north of Dunan.

Services
It will be the purchaser's responsibility to install and connect the necessary utility services for a dwelling-house. Drainage will be by way of a septic tank on the site. A public water main runs immediately adjacent to the Plot, and there is a mains electricity supply adjacent to the rear boundary of the property. Access will be taken from the main A87(T) via the junction off the 'old road' which will be a shared access on a private road in respect of which a purchaser will assume responsibility for a share of the maintenance costs.

Planning Consent & Decrofting Direction
There is Planning Permission in Principle on the site, for the erection of a 1 ½ storey house. This Consent was granted on 8th October 2018, under Highland Council reference 16/03258/PIP. Further details are available on the Highland Council's e-Planning portal which can be found at www.highland.gov.uk. A Decrofting direction has been applied for.

Directions
Travel approximately 4 miles north along the A87 from Broadford, into the township of Dunan. The Plot is on your left hand side (the 'top' side of the road) at the northern end of the township. If you go past the signs for Ard Dorch, you've gone just too far.

Viewing
Have a look from the roadside or contact the selling agents, Murchison Law, on 01463 709992 or 07787 410959.

Entry
By mutual arrangement

Additional Site
Another building plot close by, may be available by separate negotiation. This could offer the opportunity to build two houses in the same area - perhaps to live in one, and run the other as a business.

Next Step
Offers in Scottish legal form are invited. Only parties who have noted an interest formally will be informed of any closing date that may be set. The sellers are not obliged to fix a closing date, accept the highest offer or indeed any offer made for the property.
