Location

Bindon Bottom is close to the village of Lulworth Cove, famous for its beautiful oyster shaped bay in this spectacular part of the Dorset coast which has been recorded World Heritage status.

Durdle Door with it massive rock archway and shingle beaches is only a short distance away.

West Lulworth is a charming maritime village at the western edge of the Isle of Purbeck and offers a useful range of amenities including post office and stores, public house, church and village hall.

Just four miles away at Wool is a mainline train service with access to London Waterloo taking about 2 ¼ hours.

The towns of Wareham (10 miles) and Dorchester (13 miles) offer more comprehensive facilities. As well as bathing beaches nearby at Lulworth Cove, Durdle Door and St Oswalds Bay, a full range of water sports are within easy reach along the Dorset coast with a large sheltered harbour at Poole as well as the National Sailing Academy at Weymouth.

There are excellent private schools in the area including Canford, Bryanston, Clayesmore, Milton Abbey and Sherborne together with a number of preparatory schools including Dumpton, Castle Court, Port Regis and Sandroyd.

Description

Bindon Bottom was built in 1871 with stone elevations under a slate roof and provides extremely well presented and spacious accommodation arranged over three floors. Thomas Hardy designed the Holy Trinity Church in the same year and there are some stone and gothic features of the house that are similar to the church. The house is currently in use as a high end Bed & Breakfast, being in such a sought after location close to the popular destination of Lulworth Cove however would be equally suitable as a main residence or second home. The house forms one half of an identical adjoining property and is accessed from the lane via a private drive which leads to an area of parking and access to a double garage.

To the rear of the property are two level lawns rising towards the rear where there are views through to the hill beyond which is in private estate ownership. Inside the accommodation is arranged to provide both private quarters and areas for guests to stay so the present breakfast room would originally have been the drawing room and the dining room currently used as an en suite bedroom could revert to its former use. The rear of the property has a two storey extension which provides a kitchen, snug and private bedroom suite above allowing the rest of the house to be used for guest accommodation with all the bedrooms providing en suite bathrooms. There is a basement currently used as a gym/games room.

To the front of the property is an attractive stone wall with tarmac drive leading from the lane to a spacious area of parking. The front garden faces in the southerly direction with mature planting shrubs and a terrace overlooking attractive countryside beyond. Immediately to the rear of the house is a gravel seating area from the kitchen with steps leading up to a two tiered area of garden with a level lawn and seating area on the boundary. The rear garden is attractively planted and landscaped.
