2 bedroom flat for sale

Lower Lumsdale, Matlock

£249,000

Property Description

Full description

This generously proportioned (101m2) ground floor apartment is in an impressive stone-built former mill-owner’s house in the historic Lumsdale Valley Conservation area on the Eastern fringe of Matlock in the Derbyshire Dales. Now divided into six dwellings and set in six acres of grounds, predominantly woodland, Tansley Wood House is surrounded by open countryside near the village of Tansley and is only 20 minutes’ level walk into Matlock. The wood belonging to the house is a haven for wildlife including owls, buzzards, rabbits, foxes and badgers. In Spring, it is a mass of bluebells.

Flat three is in the South-East facing wing of the property, with direct access to the gardens and enjoying its own West-facing courtyard by the rear entrance to the flat. It was substantially renovated in 2016, with sound-proofing, new flooring, wardrobes and bathroom.

The entrance lobby has a 27-feet long former servants’ corridor to the right, which is now a useful storage space, with book-shelves and a radiator. Ahead of the lobby is a second hallway with coat hooks and internet and telephone point. Off to the right, a doorway leads to the attractive dining kitchen (12’3 x 12’ (3.73 x 3.66m) which features the same rustic copper riven slate tiled floor as the hallways and bathroom. Fitted with a range of modern high-gloss cream coloured wall, base and drawer units, a Neff double oven and grill set into the original stone fireplace, a five-ring Neff gas hob with curved glass extractor-hood over, a Bosch dishwasher and space for a washing-machine and upright fridge-freezer. There are two recessed built-in larder cupboards for additional food storage. Original stripped wood sash windows overlook the garden borders and edge of the wood.

A doorway leads past another storage recess and into the spacious sitting room (18’11 x 14’4 (5.77 x 4.3m). The three main features of this cosy yet high-ceilinged room are the varnished parquet floor, the wide Northamptonshire stone fireplace with wood-burning stove and alcove shelving and lighting, and the tall multi-paned French windows giving onto the terrace with its circular stone table. The room has two very large radiators and a dark wood-panelled door to the long passageway.

At the other (left) end of the cloaks hallway lie the bathroom and two double bedrooms. The rear-facing bathroom (8’6 x 5’10 (2.59 x 1.78 m) was remodelled in 2016 and features Porcelanosa natural stone tiling, a double shower with glass screen, a white wash hand basin with vanity unit and wall mounted mirrored unit, a white low flush WC and ladder-style heated towel rail.

Bedroom One (15’6 x 13’5 (4.72 x 4.09m) is a light and airy room with picture and dado rail, three cream panelled fitted wardrobes, large radiator, and stripped wood sash windows overlooking the grotto and flower border.

Bedroom Two (10’7 x 10’4 (3.23 x 3.15m) has an original stone fireplace currently housing a bookcase, a deep-silled multi-paned window onto the rear courtyard, a radiator and two cream panelled fitted wardrobes. The Bosch Worcester combi boiler (fitted in 2013 alongside new radiators throughout) and gas meter are in the second of these.

Outside the flat is a single garage (16’2 x 7’3 (4.93 x 2.21m) with an up and over door, power and light. In front of the North wing of the house there is gravelled parking for two cars per flat, as well as a visitors’ parking area. Up behind the house are informal gardens and washing lines. Flat three has a wooden summerhouse with decking and far-reaching views.

The apartment is sold leasehold with 999 years from 1992. The property is managed by Tansley Wood House Management, made up of all the leaseholders. A service charge of £70 per month per flat covers buildings insurance, garden equipment and a repair fund.

The flat falls into Council Tax Band A under Derbyshire Dales District Council and the current owners spend £65 per month on gas and electricity. There is a plentiful supply of wood for the stove from Tansley Wood, belonging to the house.

Directional guidance. Leave Matlock on the A615 to Tansley, pass the Matlock Green petrol station and take the third turning left into Lumsdale Road. After the junction with Smuse Lane, pass the former Drabble’s mill and follow the bend in the road past a public footpath on the right. The next right turn is the private entrance to Tansley Wood House - just before Image Printing and the Lumsdale waterfalls. Continue up the driveway to the gravelled parking area at the rear of the house and park, if possible, under the holly tree to the right. See the white directional wooden board on the end of the garages, showing the way to flat three.
