Sellers Insight

Nestled within a quiet rural enclave in the glorious Cambridgeshire countryside is The Old Grain Barn, a large and very stylish barn conversion that boasts just under four acres of lovely grounds. "My wife and I have done a number of conversions before and so when this property came up for auction ten years ago, although it was in quite a sorry state we could immediately see its potential," says the owner. "It's around three hundred years old and we were keen not to compromise the original qualities the building so everything we've done has been extremely sympathetic and we're absolutely thrilled with what we have created."

"We started by adding a large extension using reclaimed bricks from the local area and lime mortar that exactly matched that of the original structure, and we then went on to transform this lovely old building into a really outstanding family home. Internally we wanted to maintain the unique qualities of the barn so there's a lot of exposed brickwork and timbers, the internal doors were made using reclaimed wood, we've harmonised the look by using a colour mix of creams, browns and raw sienna and we've given the layout a very open feel so there's a tremendous feeling of both light and space throughout."

"The core of the house is the amazing open-plan kitchen/diner that flows through sliding barn doors into what we call "the snug room", but which is in quite a large room with a magnificent inglenook. We've incorporated lovely big bedrooms, a cinema-cum-party room and what we call the 'Italian room', which is a more formal space that houses our beautiful antique furniture. The house that has been designed very much with family in mind so there are spaces in which we can all come together but also rooms to retreat to for a bit of peace and quiet. It's perfect in every way."

"The barn sits in just under four acres, two and a half of which makes up one big paddock," continues the owner. "There's a more formal area of garden by the house that's peppered with beautiful old trees, there's a spot for growing veg and a huge area for parking. It's a very varied space and one that has huge potential to be develop further; my next project was going to be a triple garage with a games room above and I was also thinking about putting in an outdoor pool. The possibilities are simply endless."

"The kitchen is the real hub of this home but one of my favourite areas of the house is the master suite," says the owner. "It runs the full 20m length of the second floor and it incorporates the bedroom area, a lounge and an office area, a dressing room and the most beautiful en-suite bathroom. It's just such a luxurious space."

"In my mind the location would be hard to better," says the owner. "The barn enjoys this glorious setting, surrounded by almost nothing but open farmland, so the views are incredible. However, we can jump in the car and be in Chatteris, Huntingdon or even Cambridge in next to no time, so it's absolutely ideal."

"This is a beautiful old building but we were keen for it to be very efficient to run so we've incorporated technology such as a geothermal heating system, all LED lighting and it's super insulated," says the owner. "Considering it's such a large house, it's really very inexpensive to run."
"We've put so much time, effort and money into creating this fabulous home and the attention to detail has been minute," says the owner. "We were fully intending it to be our forever home, but with business commitments we have to move. We will be sad to leave. It's a beautiful family home that's given us all a really wonderful quality of life and I've no doubt its new owners will be incredibly happy here."

The Barn had working grain silo's in it when we bought it and we have hours of video and hundreds of pictures of the renovations works, it was to be our home for life but business commitments are forcing us to move. There was no love or money spared in the renovation and build.

The interior is split onto 7 levels with 39 steps from top to bottom. We renovated as they would of done 300yrs ago. It was a full lime build using locally slaked lime mortar for the renovations and build. Walls are plastered with lime putty and horse hair giving superior breathability. We also insisted on using locally reclaimed period pan tiles, bricks, cast iron guttering and oak. The atrium glass roof floods lights down the open heart of the building.
