The present property comprises a former Oasthouse and a range of single storey buildings utilised as a single home with brick elevations under tiled roofs. Approval of Planning Permission (WD/D/17/002310) and approval of Listed Building Consent (WD/D/17/002311) was granted on the 16th April 2018 for the ‘Alterations and extensions to create two flats and a further separate dwelling and the renewal to form a trackway to serve the development’. The Oasthouse is retained to provide a fourth property. A proposed heads ofterms has been signed by the Duchy of Cornwall and the present vendor to provide ‘a right of way on foot or with vehicles for all purposes at all times along a 3m wide strip’ through the adjoining Duchy owned paddock. A copy of the correspondence is available to interested purchasers. The right of way will also require access over the land between the highway and the said land and to construct a bridge over a watercourse.
The site is located on the south-eastern outskirts of Dorchester, adjoining the River Frome water meadows. An update Flood Risk Assessment (Revision A) was prepared on the 9th January. At present part utilized as a family home with an existing gross internal floor area (GIA) of 275.5 square meters (2964.38 square feet) the planning approval will give a net increase GIA of 202.2 square metres (2175.67 square feet) giving a new GIA of 477.7 square metres (5140.05 square feet). The chargeable area for the CIL is 202.2 square metres. At present the Oasthouse is not included in the utilized living space.

The Oasthouse is situated off St Georges Road on the south-eastern outskirts of the town adjacent to River From meadows and the Parish of Stinsford. Dorchester Town has a wide range of all amenities for social, shopping and entertainment being the County Town of Dorset and the birthplace of the famous poet and novelist Thomas Hardy in 1840. The life and works of Thomas Hardy form a strong part of the cultural background of Dorchester. The property has good access to Dorchester's surrounding countryside for walking, other rural and sporting pursuits with Came Down golf club only a short distance. The World Heritage Site of the Jurassic Coast is only a few miles away. Approached at present via a vehicular access adjacent to the CGS Agricentre the drive way follows around the Oasthouse to the rear and the parking area. The rest of the site is at present grassed adjoining and overlooking the water meadows.
