Full description

Tenure: Freehold

A unique opportunity to restore and refurbish a rare house near the centre of this sought-after Grade I Listed Georgian Crescent. Currently configured as one principal dwelling with secondary flats, planning permission is in place to return this fine Bath townhouse to its former glory.

Situation

Lansdown Crescent is arguably the most sought after of all Bath's Georgian crescents due to its elevated position overlooking the city. The property is just a short walk to the city centre of Bath where you can experience a vast array of shopping and entertainment facilities, including The Theatre Royal, the Roman Baths and Pump Rooms and many more cultural venues such as the Holburne Museum. The city is also renowned for its fantastic choice of superb restaurants, cafes and bars.

Bath Spa Station provides high-speed rail links to London Paddington (90 minutes). The M4 motorway is approximately 10 miles to the north of the city and Bristol Airport is 18 miles to the west.

Bath has a wide-ranging choice of independent schools such as The Royal High, Prior Park College, King Edwards School, Monkton Prep and Senior School, as well as Bath and Bath Spa universities.
Historical Note - Lansdown Crescent

Lansdown Crescent is, after the Royal Crescent, probably the best known of Bath's crescents since it was built between 1789 and 1793 to the plans of John Palmer and very little has been altered since; originally constructed as a crescent of twenty houses, only seven remain as complete houses. Still in situ are the original and restored overthrows, with lamp holders, decorating the front entrances. The classical Georgian architecture is emblematic of the elegant construction and design of that period. Pevsner considers the view from the Crescent to be "superb". The entire Crescent with its wide pavement fronts a large lawn, which is often grazed by sheep.

Planning Permission and Listed Building Consent

Planning permission and Listed Building Consent (Ref: 18/01862/FUL 18/01863/LBA) have recently been granted for "Internal and external alterations. Construction of an Orangery in the garden, removal of trees in the rear garden."

Please see the floor plans for the existing and permitted configuration of the proposed dwellings and contact the selling agents for further information.

The proposed dwelling would extend to about 6,776 Sq Ft (630 Sq M). The front entrance hall leads into a spacious staircase hall leading into a sitting room, which adjoins the open plan dining room and kitchen.

This property has a lift that historically serves all 5 floors (not currently in working order).

PLEASE NOTE: there is no internal staircase in this property. Access is via house no.7, the construction of a new staircase and the interconnecting openings on each floor between the two buildings will need to be closed in order to satisfy the planning conditions.

Downstairs there is a large family room, utility room, stores and a bedroom with adjoining bathroom. There are also a number of vault stores and a courtyard.

Upstairs, the first floor provides a sumptuous drawing room and adjoining withdrawing room whilst the second and third floors provide a master bedroom with adjoining bathroom/dressing room and three further bedrooms with en-suite bath or shower rooms.

There is planning permission for a new orangery to be constructed at the top of the garden.

Garden

The rear garden is open and spans both houses with access from either the lower ground or ground floors. The garden is mainly laid to lawn with shrubs and gives access to the rear mews house, garaging and rear yard.

Method of Sale

The freehold is available for sale as a whole by private treaty with vacant possession on completion.

House no.7 is also available for purchase please see the separate listing for further information
