Private schools are available in Carlisle.

The House


The house is attractively built of stone under a slate roof with landscaped mature garden areas to the front and side and has been sympathetically extended and modernised internally.  The house is accessed via double glazed doors from the yard into a large rear hallway with WC/Utility room off and access to the kitchen. The Land


The land comprises approximately 120 acres (48 hectares) of permanent grassland and moss with the remaining 15 acres (6 hectares) made up of wooded bank adjoining the River Sark and Bell's Sike. It is made up of 14 enclosures of land which are watered either from natural sources or from troughs fed from the mains supply and most of the enclosures have access directly from the farm access track or from the hard track which leads west from the steading to fields 2 and 3 on the farm plan. The land is all designated as Less Favoured Area (Severely Disadvantaged). Fields 1 and 2 are Payment region 2 with all the remaining land being payment region 1.

The farm lies between a large area of moss known as Bell's Flow and the River Sark and includes several areas of wooded bank adjoining the river and three small areas of moss. It is thus a real haven for wildlife, with part of Field number 1 designated as a Site of Special Scientific Interest. There is scope to carry out further tree planting and conservation work on the farm.
