THE PROPERTY Set in the countryside between Petersfield and Liss in a tranquil setting, 1 Stable Court is an attractive attached house being one of four properties set around a mews courtyard, this being a conversion of the old stables to Stodham Park House. The house offers bright, well proportioned accommodation over two floors and is very flexible in the way it can be used. On the ground floor there is a kitchen/breakfast room, an adjacent living room and across the hall, a cloakroom, a study and a room originally designed as a dining room but now used as a second study/occasional additional bedroom. Upstairs there is a master bedroom with ensuite shower room, a family bathroom and two further bedrooms. One of these, a large room at the front, is currently used as a sitting room. The house owns part of the courtyard adjacent to it, together with a garage and gardens, into which we go in to more detail below.

OUTSIDE The house overlooks the courtyard and owns a good sized area to the front, where you can park or sit out. On another side of the courtyard there is an enclosed area housing the oil tanks for three of the properties. A single garage is located across the lane at the entrance to the courtyard, with a further parking space to the front. Beyond this are the gardens, in the form of a sweep of open grassland which extends, to the south and east, to the borders of the adjoining woodland. Each of numbers 1, 2 and 3 Stable Court owns a section of this garden land, but the separate plots are not demarcated and the whole is collectively maintained in order to protect the open vista to the woodland. There is a summer house, sheltered by a beech hedge, on the garden land of no 1.

LOCATION Stodham Park is located out in countryside in a lovely setting between Petersfield and Liss. The nearest local facilities are in the village of Liss, which is 1.1 miles away with a selection of shops, a doctor's surgery and mainline station with train services to London Waterloo. The larger centre of Petersfield is 4 miles away and has a comprehensive range of shopping, sporting and leisure facilities and an alternative mainline station. The area is well served by excellent state and private schools, with a popular village school in Liss and secondary school Bohunt at Liphook in the state sector and then Highfield, Churchers College and Bedales, to name but a few, in the private sector. The house is located in the heart of the South Downs National Park and there is an extensive network of footpaths and bridleways in the area, providing excellent scope for riding and walking.
