The Business
The property has been in the same ownership since 2011 and the holiday letting cottage, apartments and lodges are let out via Cottages.com along with holidaylettings.co.uk and Simply Owners. They are also promoted via their own website: farmcottagescornwall.co.uk. The business is not VAT registered and the gross turnover year ending April 2018 was £69,371. The linens are currently laundered externally. The holiday letting cottages are rated by Visit England as 4 & 4* Gold Award.

In 2017 two new holiday letting lodges were erected which are extremely popular with guests, granted by Cornwall Council, planning Ref: PA18/08839. The business has a repeat/recommendation trade of approximately 50%. Previously there was planning permission to build a 5 bedroom house with an indoor swimming pool complex which has lapsed.

The garage, laundry room and craft room have potential to be converted into additional holiday letting cottages subject to gaining the relevant planning consents or a function room for larger groups. The area at the western point of the site is ideally situated for glamping.

A major feature of the property is the river frontage with a single bank fishing from the 1st April to the 15th December which is one of the latest to close seasons in England.
