Description

Dating back as far as the late 16th century, The Manor House is today a fabulous and most elegant country house situated less than 2 miles from the vibrant town of Harpenden. The house has fascinating literary associations, being the holiday childhood home of the essayist and poet, Charles Lamb. He is best known as the author, with his sister, Mary Lamb, of Lamb’s Tales From Shakespeare, Charles Lamb
first visited the house, the home of his great aunt, in 1779. In his essays of “Elia” he later described revisiting the house “withing a gentle walk from Wheathampstead” and “with a pleasure I had not experienced for many a year”.

The property is accessed through automated iron front gates leading through to a stunning private courtyard setting with stone shingle surface providing parking for numerous cars. The front door opens into the music room with impressive proportions and large open fireplace. A door leads through to the staircase hall where there is direct access to the drawing room, sitting room and dining room; all with fireplaces. A second door from the music rooms leads through to the kitchen, passing the secondary stairs, a cloakroom and a prep room. The kitchen is dual aspect with an external door leading out to the parking area. There are steps down to the cellar with further separate rooms. Beyond the kitchen is the family room with views over the garden. A door from here leads into the rear entrance hall, cloakroom, utility room and study.
The stairs lead up to a galleried landing above, the master bedroom is accessed at the top of the stairs and comprises a bedroom, bathroom and dressing room. There are two further bedrooms, both of which are ensuite. The landing continues past the secondary stairs to two further bedrooms which share a shower room.
The secondary stairs continue up to the second floor, where there are two further bedrooms and a bathroom.
Passing the barn cottage a path leads through to the swimming pool area, enclosed by a range of stores which have been converted into a gym, changing rooms, boiler room, power room and storage. Beyond is a substantial Grade II listed timber barn with approximately 2,000 sq ft of internal space. The barn has development potential, subject to the necessary planning permission.

The formal gardens are situated predominantly to the south east of the house and outbuildings and have been carefully designed to create different garden areas including a patterned garden, an orchard, a fountain and two lawns. A hedge separates the formal gardens with the large pasture field beyond.

Barn Cottage: A charming detached period timber cottage with kitchen/living room and bedroom with shower room.

The Great Barn: Impressive timber building used for ‘party & games’ barn with separate kitchen and two WC’s. Attached is a second barn currently used as storage.

Garaging: opposite the great barn there is a triple open bay garaging with a separate storage barn and an attached barn beyond.

Services: Oil fired central heating, public drainage and a private water supply (bore hole), and high Speed broadbands.

Square Footage: 6,978 sq ft
Acreage: 9.4 Acres
