Full description

No 3 Wild Orchard is a charming spacious, light filled predominately single storey house tucked away in a secluded beautiful south facing garden in the charming village of Faulkand. This is a wonderfully flexible home where the accommodation is very versatile. The large utility room could become a boot room or home office or could even be converted into a further ground floor bedroom as the adjoining shower-room would make this a perfect room for guest accommodation. Another highlight is a large first floor room offering a wide range of possibilities including bedroom, playroom, study or second sitting room as it has wonderful far reaching views. There is a feeling of calm and quiet in the magical oasis of a garden surrounding this home, including a heated summer house and working outside fireplace.

The large kitchen has uninterrupted views of fields and is fully equipped with an island, AEG induction hob and AEG oven. The kitchen has been designed to live in and is the heart of this home. Adjoining the kitchen is the large utility room which opens out onto the side garden.

The open plan dining room/sitting room has high A frame beamed ceilings and the wood burning stove adds a cosy feel to this large space. French doors open out onto the large sunny patio set into the south facing garden.

There are four good sized bedrooms, including one with an en-suite wet room. There are a further two bathrooms, both of which have recently been beautifully refitted; in fact the whole house has recently been refreshed with new bathrooms, carpets, flooring and doors to give the property a bright and contemporary feel.

Outside
There is ample parking and a large garage which is big enough for two small cars or one large car. There is potential, subject to planning permission, to convert the garage into an additional bedroom or a further en-suite still leaving room for a carport. The garden is approx. 1/3 of an acre and is very private. The roof has solar panels on the south side.

Situation
3 Wild Orchard can be found in the charming village of Faukland which is situated in the parish of Hemington, approximately 5 miles north west of Frome. Faukland is home to the famous "Somerset Lavender" farm where there is a popular farm shop and cafe, and the village has a popular pub " Tucker's Grave". Only a couple of miles away is the village of Norton St Philip which has a local school, pub and Co-op.

The location of this property is ideal for conveniently accessing Frome and Bath. Frome is only a 15 minute drive and is famous for being a creative hub, plus it has all the usual amenities expected of a town including a cinema, supermarket, boutique shops, leisure centre, schools, commercial businesses, theatres and local train station. Bath is only 20 minutes away and offers excellent shopping, theatre, restaurants and clubs.

Babington House private members club is approximately 4 miles away and this provides top class restaurants, bars, cafes, pools, cinema, spa, gym, cricket, tennis and accommodation.

There is a mainline railway running from Bath Spa to London Paddington in about 85 minutes. Plus, there are trains from Westbury (to London Waterloo), Frome local service, Castle Cary mainline (to Paddington), Trowbridge, plus Bristol airport is also within commuter distance.
