GENERAL INFORMATION:

Energy Usage
The design is based on very low energy requirements using a heat recovery ventilation system and solar PV panels on the roof. We would expect the occupier's energy bills to be less than £25 per month.

Heating
Heating is primarily from the heat recovery unit, topped up by electric panel radiators, containing thermostatic and temperature controls. We would expect this to only be required for when the external temperature drops below 10OC. The south-facing windows are larger than the north-facing ones, to allow solar gain and reduce heat loss.

At the very lowest temperatures in winter, around -3OC, the heating requirement of the property would be less than 1,000W. The panel radiators will supply up to 4,000W, so there will never be a shortage of heat, even during the worst of winter weather.

There is a valid concern regarding the cost of electricity for heating but the calculations show that the most heat ever required would be 1,000W, costing around 15p per hour. Typically, the cost of running the heating will be less than 5p per hour during the winter.

Security
All windows and doors comply with PAS 24 in respect of locks. Security lights with daylight controls and manual override have been fitted to the rear of the building. Also, the front door entrance is lit externally.

The rear gardens have a close boarded timber fence panels with a 300mm trellis on top. The front boundary is a low brick wall to 1m high. This prevents access to the rear and removes all hiding spaces and dark areas to the front.

Ventilation
With modern airtight construction methods, condensation is a concern. Ventilation through window vents and intermittent fans is no longer adequate and wet air needs to be mechanically removed. Ventilation is via a continuous mechanical extraction and, to limit heat loss through the extraction of warm air, a heat recovery unit is installed.

Hot water
Hot water is to be provided from an electric immersion heater for continual hot water. This will also make good use of the free electricity provided by the solar PV panels during daylight hours when occupants may not be around and this electricity would be lost to the grid.




Fire Safety
All walls and ceilings are boarded with Fireline plasterboard instead of standard. Smoke detectors are placed in the common areas and a heat detector in the kitchen. The bedrooms are fitted with escape windows and the rear lounge has escape through the patio doors.

Sound Proofing
The properties have been built to be well sound proofed from the adjoining properties.The living area is designed to be at the back, away from the street. All windows are double glazed and the windows to the front have been reduced in size to prevent heat loss and sound from the street.

Gas
The use of gas has been deliberately designed out. Most heating systems in pre-1990s houses use a 25-30,000W boiler, whereas the heat requirement for this property has been shown to be less than 1,000W at all times.

This makes the use of a gas system or combi boiler unnecessary, and a 30kW boiler would not work correctly when required for 1kW of heat output. It also means that the properties do not need carbon monoxide or CO2 detection systems, and the owner's cost of maintenance and servicing is greatly reduced.

Warranties
The property will have a 10-year NHBC Buildmark warranty and will also be subject to certification by a building inspector.

The ventilation system, solar PV panels and inverter, cylinder, shower and all other mechanical components will have the manufacturer's warranty passed to the purchaser. A full manual will be provided on completion to the purchaser including all warranties and manufacturers' information.

Maintenance
The only "moving parts" are the ventilation system and the hot water cylinder. The cylinder will be a simple immersion heater and will come with a manufacturer's warranty. There is no need for continual servicing and the only fault that can occur is failure of the heating element, which can be replaced without replacement of the cylinder.

The only serviceable item in the property is the ventilation system. The system is a simple technology which fails rarely but is covered by the manufacturer's warranty. For optimum performance, filters should be replaced annually. On the surface of the machine are two slots with removable covers which allow the filters to be changed within a couple of minutes by an unskilled person.
