THE LOCATION

Boxford is a very popular village, ideally placed for easy access through to Sudbury, Ipswich and Colchester, the latter providing good rail links through to London's Liverpool Street. The village has some local shops, a parish church and a very active village hall, as well as a highly regarded primary school.

Clubs Lane is a tiny no-through private road leading to a handful of properties tucked away from traffic yet right in the heart of the village.

THE PROPERTY

The property is built with traditional solid brick walls, with Suffolk white bricks at the front and red bricks at the rear, under a slate roof. There is a two storey extension to the side, also in brick and the rear has also been extended with some pantiles and flat roofing. There are traditional wooden casement windows and central heating is provided by a Calor gas boiler. The interior is full of character and the sitting room has a fine exposed timber ceiling and working open fireplace. The kitchen and dining room have an unusual vaulted roof running right up to the eaves level giving a bright and airy feel. The bathroom is downstairs and there are two double bedrooms upstairs, one with an en-suite cloakroom. There is a third reception room downstairs which also makes an ideal third double bedroom and with the ground floor bathroom, this facilitates single floor living if required.

A particular feature of the house are its unusually large gardens. To the front is good private parking and at the rear is a large patio, long lawn with splendid conifer arch and at the far end is a sizeable summerhouse with power and water.
