Description

A handsome period house in a lovely coastal location with spectacular sea views.

Description

Hir Fron Farmhouse is a handsome period property in good modern condition. It is in a prominent position above the beautiful Rhoscolyn bay and sandy beach and is approached via a long private drive.

The accommodation is arranged on three floors with a cellar below. The front door is set within a porch and opens into a hall with doors to the kitchen, family room and sitting room as well as stairs down to the cellar. The family room and sitting room both have fireplaces and there are stairs from the sitting room to the first floor.

The Kitchen has a good range of storage units and a two oven Aga. Accessed off the kitchen and the sitting room is a conservatory which also provide a link to the utility room and shower room. A set of stairs leads from the utility room to a first floor bedroom. This area could provide a self-contained annexe.

On the first floor are four further bedrooms and a bathroom and on the second floor, which is accessed via narrow stairs from the landing, there are two further rooms, both currently used as bedrooms.

Outside

There is a substantial range of attractive stone outbuildings which would appear to offer considerable potential for alternative uses (subject to the gaining of the necessary consents).

Immediately outside the conservatory is a paved terrace providing a sitting and dining area and beyond a good size lawn. A dry stone wall divides the house and the land which extends in a single enclosure to the south. The land (about 4 acres) is included in the sale and is subject to a long term tenancy to a local farmer.

Location

Trearddur Bay 3 miles, Holyhead 5 miles, Chester 82 miles

Hir Fron Farmhouse is in a wonderful position in the popular coastal village of Rhoscolyn. It is approached via a long private drive from the lane leading to the beach and occupies an elevated position with wonderful views over the bay and out to sea. On a clear day the outlook stretches further to encompass the sweep of the Snowdon mountain range.

The sheltered bay at Rhoscolyn is particularly attractive with a horseshoe sandy beach between headlands studded with pretty cottages. It is particularly popular with holiday makers and rental property is in high demand.

The local church, St Gwenfaen, was built in 1875 on a site that has housed a church since the sixth century. The village has a long history and the area was once busy with oyster farming. The term ?colyn ? refers to a column erected by the Romans to mark the edge of their territories.

Rhoscolyn is also home to the well regarded White Eagle pub, situated over the fields from the property.

The community includes the village of Four Mile Bridge which offers a range of shops and services as do Trearddur Bay and the larger town of Holyhead.

The area is connected the Welsh mainland via the A5 trunk road linking to the A55 which joins the motorway network at Chester.

There is a regular high speed rail service from Holyhead to London Euston (from 3 hours 39 minutes) and Liverpool airport is 103 miles away.
