Description 
The land comprises approximately 22 acres of what is considered fairly level pasture land that orientation gives sun throughout the day. It is divided into five useful fields with a mixture of post, wire and hedgerow boundaries. The land is accessed via Pant Y Rhiw lane from Llanyre village with cattle grid at the entrance to the land over. This roadway the neighbours have a right of way through the first paddock to property and land beyond. Planning Status 
The land is for agricultural use. Part of the land adjoins the existing dwellings on the edge of the village and is considered suitable for possible future development - subject to gaining any necessary permissions. Part of the land therefore as shaded blue on the attached plan will be subject to an "uplift clause agreement." This will mean that if any planning permissions are obtained on the area edged blue then the current vendors will be entitled to a payment of 50% of the uplift in value from purchase price to that with planning permissions. This clause will be in effect for a period of 20 years from the date of purchase.
