Holly Grove, Peckham Rye, SE15

£1,800,000

Property Description

Full description

Tenure: Freehold

Supremely well renovated by its architect owner, this Grade II listed Regency house sits in the Holly Grove conservation area, one of the earliest streets to be built in Peckham. Featuring a perfectly semicircular bay to the front elevation and finishes to eulogise about, this fine period piece delivers just under 2,200 square feet. There are four bedrooms, a very large kitchen, dining and living room plus two further reception rooms, a gorgeously wide entrance hall, two bathrooms (one en suite) and a good size garden over two terraces. You are just a short walk from Peckham Rye Station (Zone 2, and on the London Overground network), Bellenden Road, Warwick Gardens and The Villa Nursery. Permit-parking.

Holly Grove is an exclusive address in Peckham Rye, boasting fine Georgian, Victorian and Edwardian architecture, many of them listed. The south-facing gardens are particularly coveted - some of the neighbours open theirs up for public viewing. Most houses on the street face Holly Grove Shrubbery, which opened in 1897. Behind black iron railings is a paved front garden of a good depth. Take a few steps up to a portico and inside to a really wide and welcoming entrance hall. The hall continues in an L-shape. To your left is the front reception (and home cinema!) and to the rear is another running the full width of the house. Currently used as a home studio - the light really floods in - it has wide oak floorboards and a door to steps leading down into the garden.

The lower ground floor has two main large rooms, one a 23 foot square kitchen, living and dining space and one a bedroom with big en suite shower room. Metal framed, glass windows and doors open from the kitchen/diner out to the garden in a near-seamless transition. Finishes in the kitchen feature brass edging to cupboards and floor units, polished concrete floors and worktops, brass coloured light fittings and painted steels. There are glass storage shelves and wood finishes too - the combined effect is light but warm. The terrace outside is finished in a pigmented lime render, a soft pink, with integrated seating, glass balustrade and tool shed cleverly tucked under the steps. Up another flight is a lawn with saplings and play area for the kids.

The first floor has three more bedrooms, all with vaulted ceilings and wide wooden floorboards. There are painted wooden shutters to the windows. In the rather sensational bathroom on this floor a mirrored ceiling with shadow gap reflects a large angled bath and the herringbone pattern of off-white porcelain tiles. A basin with sloping bowl echoes the playful geometry.

Known for its buzzing cultural quarter around Copeland Park and the Bussey Building, this part of town is undergoing further regeneration (the Peckham Rye Station refurbishment is particularly exciting), Indie shops, foodie hangouts, as well as pop up and regular events and festivals abound. Minutes from your front gate are Artusi, Miss Tapas, The Begging Bowl, Petitou, Anderson's, The General Store, Flock & Herd butchery and Review (the best book shop around). Rye Lane is at the east end of the road for Peckham Levels & Copeland Park (with rooftop cinema), Frank's, Peckham Plex Cinema, plus handy high street shops, banks and fruit and veg stalls. Central Camberwell is a short walk or bus ride for The South London Gallery and more cafes and restaurants etc. The Camberwell Arms, Jazz at The Crypt and Theo's come recommended.

Green space? Warwick Gardens is at the other end of the road, and Lettsom Gardens is nearby too. Bigger open spaces include Peckham Rye Park and Common, Ruskin and Dulwich Parks. Little ones? The Villa Nursery and Pre-Prep. School is a short stroll away on nearby Lyndhurst Way. The Belham (run by Dulwich Hamlet Educational Trust) is fairly new and already proving a hit with local families, and Bellenden Primary is also well-regarded. Both have new school buildings.
