Description

Burcott Manor is a beautiful Grade II country house privately set within its own land and approached via a pretty drive which meanders through the grounds and an avenue of trees. The drive reaches a turning circle at the front of the house and a large parking area at the rear of the house. The core of the house was built in the late 16th Century / early 17th Century with later 18th Century Georgian additions and was originally owned by the Bishops of Bath and Wells.

Considerable thought has gone into the arrangement of the rooms to provide a superb house, suitable for family living and formal entertaining. The principal rooms in the house face south with wonderful far reaching views. The reception rooms are all spacious with excellent proportions and natural light. Of particular note are the large drawing room and library, with wonderful period features, high ceilings and working fireplaces. The bay window from the drawing room provides a wonderful panoramic vista over the gardens and ha-ha beyond.

The main rooms all lead off a central hallway with the large kitchen / breakfast room at the heart of the house. The kitchen has a lovely outlook into the landscaped courtyard garden and a door leads into the garden, perfect for morning sunshine. The essential utility and laundry rooms are just off the kitchen at the rear and do not impact on the living rooms. The large games room links from the kitchen through to the swimming pool via a covered walkway.

The panelled staircase leads up from the entrance hall to a generous landing and wide corridors where the sense of space and light continues. The master bedroom has tall fitted wardrobes and an en-suite bathroom with a bath and a shower. Two guest bedroom suites are at the far end of the house and three further bedrooms share a shower room and bathroom. The owners have created a wonderful home office / studio with a secondary staircase leading down to the back hall and linking both ends of the house.

Gardens and Grounds
The gardens and grounds have been carefully landscaped over the last 30 years by the current owners. There are some magnificent areas of formal garden, woodland, an Arboretum, level lawn, a bluebell wood, walled garden and paddock. The tennis court lies to the west of the house, nestled in amongst some maturing woodland, intersected with walks and beautiful specimen trees. The enclosed, south facing walled garden sits between the main house and swimming pool, providing a peaceful and secure space to enjoy the tranquil surrounds and thoughtful planting around the borders. A ha-ha separates the gardens from the paddock to the south with an enchanting footbridge linking them.

Swimming Pool
The indoor swimming pool was constructed by the current owners in 1998 and linked to the house by a covered walkway, passing through the beautiful walled garden. The fabulous open space was the product of careful architectural and interior design, built using local stone and oak frame. The oak frame was constructed by the leading specialists in oak framed houses Carpenter Oak & Woodland. The southern gable end has a wonderful large double-height window which lets in plenty of natural light. There is a gym on the mezzanine floor, shower room and kitchen / utility room.

Outbuildings
Further down Pennybatch Lane, a secondary drive gives access to the stables and outbuildings. There are two stables and traditional outbuildings housing some store rooms and the biomass pellet boiler. A yard provides hard standing for additional parking and access to the paddock.
