General Remarks - Halls Holdings Limited and G Herbert Banks have jointly been favoured with instructions to sell this productive and versatile block of arable and pasture with some woodland shelter belts.

In recent times, around half of the land has been farmed within an arable rotation specialising in market garden crops including runner beans, dwarf beans, marrows, peas, broccoli and purple sprouting broccoli. The land has been fallow for the last two cropping
seasons.

Presently, approximately 17.52 acres is arable, 17.92 acres is permanent pasture and the balancing 9.69 acres is mainly wooded shelter belts and access tracks.

The land is classified as Grade 3 on the Provisional Land
Classification Maps of England and Wales as previously published by MAFF (Ministry of Agriculture Fisheries and Food).

The Soil Survey of England and Wales, identifies the soil type as being of the Wharfe Series which is described as a deep stoneless permeable fine loamy soil, suitable for cereals, potatoes and permanent grassland.

The land is arranged in three enclosures, one of which is arable, the other two enclosures are pasture. The land is attractively divided with amenity woodland. The land is surrounded by stock fencing.
The land presently benefits from a Full Licence to Abstract Water as issued by the Environment Agency. Up to 30,250 cubic metres of water is permitted to be
abstracted between the months of April and October.

Situation - The land located approximately 4 miles to the north west of Worcester and adjoins the West bank of the River Severn. The village of Hallow is 0.5 mile to the West. Droitwich Spa is located 5.5 miles to the East. Bromyard is 14 miles to the West.

To access the land, heading north from Hallow turn right just over 0.5 mile after the village towards Grimley. After 0.5 mile, turn right down Camp Lane. At the end of Camp Lane, continue straight on and the track serving the land will be found on the left after 150 yards.

Tenure - The land is freehold and vacant possession will be granted on completion. The Vendor will consider early access
subject to the payment of a 20% deposit.

Services - No services are currently connected to the property.

Environmental Stewardship - The land is not entered in any Environmental Stewardship Scheme.

Timber Rights - All standing timber is included in the sale.

Basic Payment Scheme - The land is registered and used to support claims for Basic Payment. The Vendor will make the claim for 2019 and reserves all monies received for the 2019 Scheme year. The purchaser will be required to indemnify the Vendor in

Irrigation Licence - The land presently benefits from a Full Licence to extract water as issued by the Environment Agency. The Licence was issued on 17th August 2015 and expires on 31st March 2022. (Licence Serial No: MD/054/0008/035).

The Licence permits the extraction of 30,250 cubic metres of water per year for the purposes of spray irrigation
between the months of April and October. The Licence stipulates a maximum of 55 cubic metres per hour and 550 cubic metres per day.

The Vendor will use all reasonable endeavours to have the Licence transferred to the purchaser, should the
purchaser so wish. Any transfer is subject to
Environment Agency approval.

Mine And Mineral Rights - In so far as they are owned, all mining and mineral rights are included in the sale.

Sporting Rights - The sporting rights to this land are included in the sale.

Restrictions, Easements And Rights Of Way - The property is sold subject to and with the benefit of all restrictions, wayleaves, easements and rights of way whether
public or private and disclosed or otherwise.

In 1965 an easement was granted to lay a Gas Main beneath the land. The easement grants the usual rights to maintain or replace the main and restricts the use of the land above and in close proximity to normal agricultural operations.

The land is also crossed by overhead electricity lines. In addition, there is a right-of-way at all times and for all purposes in
connection with the use of Riverside Cottage as a private dwelling.

There are two public footpaths crossing the property. There is also a Recreational Route running along the bank of the River
Severn.

Nitrate Vulnerable Zone - The property lies within an NVZ.

Ingoing Valuation - The property is sold free of any ingoing valuation and no allowance will be permitted to the purchaser for any dilapidations or any other matter.
