General Remarks - Halls Holdings Limited and G Herbert Banks have been jointly instructed to sell this productive and versatile block of arable land which includes a modern fully enclosed farm building.

In recent times the land has been farmed in an arable rotation with principal crops being; runner beans, dwarf beans, marrows, peas, broccoli and purple sprouting broccoli. The land has been fallow for the last two cropping seasons.

The land is virtually level and is arranged as four enclosures with only a small area of land not farmed which is made up by the agricultural building and yard, a small pond and a small area of grass adjacent to the river bank.

Located in the north west corner adjacent to the access is a stoned yard area and steel portal frame under a corrugated roof GENERAL PURPOSE BUILDING with concrete floor, concrete shuttered walls and box profile cladding above.

The land has the benefit of a right-of-access over a hard stone lane, leading from the main road (A443).

The land presently benefits from a Full Licence to Abstract Water.

The land is classified as Grade 3 on the Provisional Land Classification Maps of England and Wales, as previously published by MAFF (the Ministry of Agriculture, Fisheries and Food).

The Soil Survey of England and Wales identifies the soil as being of the Wharfe Series which is described as a deep stoneless permeable fine loamy soil suitable for cereals, potatoes and permanent grassland.

Situation - The land is located approximately 2.5 miles to the north west of the city of Worcester. The village of Hallow is located less than 1 mile to the north. Droitwich Spa is located 8.5 miles to the north east, Bromyard is located 14 miles to the west.

After crossing the River Severn, proceed north along the A443 towards Holt Heath and Great Witley. The lane serving the land will be found on the right hand side after around 1.80 miles and little under 0.5 mile south of Hallow Church.

between the months of April and October. The Licence stipulates a maximum of 79.2 cubic meres per hour and 792 cubic metres per day.

The Vendor will use all reasonable endeavours to have the Licence transferred to the purchaser, should the purchasers so wish. Any transfer is subject to Environment Agency approval.
