Full description

Tenure: Freehold

A charming and generously proportioned 2 bedroom period cottage (not listed) situated towards the edge of Beaminster overlooking fields to the rear. It has both parking and a garage. In need of some sympathetic modernisation. Gas central heating and secondary glazing. No onward chain.

One enters the property from the rear through the south facing conservatory. The entrance hall has doors leading off to the two well-proportioned reception rooms with stairs rising to the first floor. There is the added benefit of two under stairs cupboards.
The sitting room has been opened up to provide a large living space with dual aspect. Access to the conservatory is to the rear. There is a red brick fireplace with a gas fire but this could be open up if desired as there is a chimney.

The dining room is again a good size with windows to the front. This then leads on to the galley style kitchen with gas hob, eye level oven and stainless steel sink. A stable door provides access to the side courtyard garden.

Moving into the extension, one enters a small room which has recently been used as a small bedroom but has potential to be useful additional kitchen space. This then again leads on to the downstairs open shower room. Going through a door to the right and down some steps one enters the very useful utility /boot room. Here one finds the new combi boiler. There is an additional sink and plenty of space for white goods. A door then leads you back onto the far end of the conservatory.

Upstairs there are two very generous bedrooms with windows to the front which both benefit from secondary glazing. There is a large family bathroom with another shower, white suite and a window to the rear.

Beaminster is a small West Dorset country town nestling in the hills surrounded by countryside designated as an Area of Outstanding Natural Beauty. The town has many fine examples of Georgian architecture as well as picturesque 17th century cottages and at its heart is a conservation area with listed buildings, a number of which are built of mellow limestone. This thriving community has a good selection of shops, restaurants and pubs, many of which are clustered around the town Square, and there are two schools, (primary and secondary). There is also an annual music festival as well as an arts festival and the surrounding countryside and superb coast, which is designated a World Heritage Site, can be accessed via a network of foot and bridle paths. The larger towns of Bridport, Dorchester and Yeovil are within reach along with Crewkerne where there is also a main line railway service to London (Waterloo). Super-fast broadband is available.
