Full planning permission for the conversion of New Laithe to form an office/studio with ancillary living accommodation was granted by Craven District Council on the 11 December 2001. Decision No: 65/2001/1496. Condition No. 3 of the decision notice states; 'The occupation of the residential accommodation shall be limited to persons solely or mainly employed or last employed in the business occupying the workspace, or a widow or widower of such a person, or any resident dependents.'
Subsequent to the grant of planning permission all relevant conditions were discharged and the development commenced. Craven District Council have confirmed by letter dated 13 January 2006 that the planning permission is now secured in perpetuity (extant). Significant works
have been completed as part of the commencement of the development which include the creation of both visibility splays at the access onto the A65 and the installation of mains water, mains electricity and a telephone line to the barn.
The approved scheme provides the following accommodation on two floors;
Ground Floor - Entrance Hall, Office/Studio/Reception, Conference Room/Office, Kitchen, Cloakroom, Bedroom 4, Bedroom 3 (en suite).
First Floor - Large Landing, Living Room, Open Plan Kitchen/Dining Room, Bathroom, Bedroom 2, Bedroom 1.
Total Approximate Gross Internal Floor Area 305m squared (3283ft squared).
Under the approved scheme the lean to structures to the front and rear elevations of the barn are to be removed. Parking is to be located within the rear yard between the barn and the canal with the remaining walled yard to provide garden. Extending to the north east is an interesting 6.79 acre parcel of land through which Woomber Beck meanders.
Mains electricity is connected. A water pipe and telephone have been brought to the barn ready for connection.
From Skipton head west on Gargrave Road to the roundabout and take the third exit to Settle/Gargrave (A65). Continue on the A65 for about 1.5 miles and turn left into the entrance on the crest of the hill. The gate will be closed so ensure you pull off the road before you stop. Follow the track down to the canal and continue over the swing bridge where the barn is immediately on the right.
