What we think at The Zoe Napier Group This really is a great property with a good size plot and located in the remarkable village of Terling. We say 'remarkable' as the village was crowned the best in Essex in 2017, praised for its range of events and facilities including a heated, outdoor swimming pool run by the Terling Swimming Club. There are also active and well-supported tennis, football and cricket clubs, a gardeners club and a bell ringing group.There is a substantial Anglican congregation and many of the village clubs and societies have close links to the church.
 

What the Owner Says We had heard about this village before moving here, but no one can appreciate its rare sense of community with its array of clubs and societies until you actually live here. It's idyllic and yet residents can keep themselves to themselves if they prefer. Once you have lived in this traditional village you never want to leave. We came planning to stay for 18 months; we are still here 15 years later and intend to remain in the village. The house is too big for the two of us now, but we will miss the large, light reception rooms, particularly the kitchen which is so much more than a kitchen. We will also be sad to lose the views over Bromleaze Meadow. 

History & Background The property occupies the large 0.2 acre, part walled corner plot at the entrance to The Estate Yard, which is an attractive mews of just 12 houses, built around 18 years ago by the reputable Granville Developments Limited.

Much thought has gone in to the design of the property which is linked to the neighbouring house on the first floor which gives the house its third large bedroom. Setting & Location Terling is a traditional village. Surrounded by farmland the village owes its existence to the family of Lord Rayleigh which built most of the dwellings in the village centre to house the people employed on the estate. The present Lord Rayleigh lives in Terling Place and owns many of the surrounding farms most of which are let to tenant farmers. The family have been generous benefactors to the village. Many of the excellent facilities available to the residents have been donated by the family; these include the cricket pitch and pavilion, the football pitch, tennis courts, swimming pool, village hall and a children's play area. Lord Rayleigh has set aside the large meadow called Bromleaze for the enjoyment of the residents of Terling. Dog owners walk their pets on this meadow throughout the year without having to worry about traffic. In this respect the village is fortunate to be on the road to nowhere with very little traffic.

There is a tea-room and a pub/restaurant both of which entertain the walkers and cyclists who enjoy the quiet local roads. There is a well-stocked village store, post office and off licence to which has recently been added a hairdressing and beauty salon.

The village primary school enjoys a good reputation and many parents have moved here specifically to enable their children to attend.

There is a doctor's surgery open on one day every week.

A little further afield is the well known restaurant The Square & Compasses at Fairstead, Chelmsford City Race Course and for the nearest stations; Hatfield Peverel (3.3 miles) (also A12 access), Witham (4.2 miles) and Chelmsford City Station 10.2 miles.
