THE LOCATION
Sudbury is an historic town containing a wealth of period houses and cottages at its centre. The birthplace of Thomas Gainsborough, the town is steeped in history. The town provides an excellent range of shops, schools and recreational facilities including clubs for rugby, football, cricket, tennis, bowls and rowing. There is a small quayside theatre and modern swimming pool/leisure complex. The town's station provides shuttle trains through to the main London and Colchester line with fast services on to Liverpool Street. Old Market Court is set along Burkitts Lane, tucked away in the centre of Sudbury yet only around 150 yards from the market place and town centre. It is also an easy level walk to the station, bus terminus and swimming pool.

THE PROPERTY
These flats are traditionally built with cavity brick walls and a tiled roof and timbered framed double glazed windows. This one is largely original inside and would benefit from a more modern fitted kitchen. There is Economy 7 Night Storage Heating, but some flats have converted to gas central heating. One particular advantage of these flats is that the residents agree the management of the freehold (Old Market Court Limited) and the service charges are usually kept at very reasonable levels - around £300.00 per annum.
