A VERY DESIRABLE ARCHITECTURALLY DESIGNED HOME FINISHED TO THE HIGHEST STANDARDS IN A PEACEFUL SETTING ON THE EDGE OF THE VILLAGE WITH LOVELY VIEWS

Formal Entrance Hall, Sitting Room, Garden Room, Kitchen/Breakfast Room with a Larder, Wet Room, Ground Floor Bedroom/Studio, Master Bedroom with a Dressing Room and Bath/Shower En-Suite, Guest Bedroom with Bathroom En-Suite, Further Double Bedroom, Further Shower Room, Box Room, Level Garden, Private Driveway.

Description - Meadowcroft is a very desirable light and spacious detached home. Built only about 15 years ago to an exacting high specification, the architect was Richard Falconer. Meadowcroft has a south westerly aspect, and is set in a level plot (about 0.2 acres), with a well stocked garden which surrounds the property. A spacious and welcoming entrance hall with a polished stone floor sets the tone for the house. On either side is an impressive full depth sitting room and a generously proportioned kitchen/breakfast room that is very well appointed with an Aga and a traditional larder. These rooms in turn link to a quite lovely garden room with full height windows at the rear. There is also a wet room while off the kitchen is a further versatile room (potential ground floor bedroom or studio/office). The master bedroom suite has a proper dressing room, the main guest bedroom is also en-suite and there is the practical arrangement of having the utility room at first floor level. The top floor comprises a further double bedroom, a large box room and a shower room with extensive wardrobes. Meadowcroft has a private driveway.

General Information - Meadowcroft is situated in an official area of outstanding natural beauty.

Directions - The property is most easily located by leaving our office in Painswick on the A46 in the direction of Cheltenham. Pass through the traffic lights in the centre and then take the first right into Lower Washwell Lane. Continue round the two sharp bends where the entrance to Meadowcroft can be found on your left hand side.

Location - Meadowcroft is situated on the north side of Painswick in a peaceful setting with meadows at its rear and glorious views over Painswick Valley towards Sheepscombe. Arguably one of the prettiest villages in the Cotswolds with a wealth of historic old properties at its centre, Painswick also has the advantage of being very convenient for Gloucester or Cheltenham, immediately to the north. Painswick has a great community spirit with much going on including its own Arts Festival, different sports clubs and a challenging 18 hole golf course. It is perfectly feasible to walk from Meadowcroft into the village, where there are good local facilities including a general store, doctors surgery and popular primary school. London is about 2 hours by car with trains from nearby Stroud scheduled from just over 90 minutes into Paddington. Stroud also has a Waitrose supermarket (among others), an award winning Farmers Market, multiplex cinema and a popular provincial theatre. There are lovely walks all around Painswick and a network of little lanes to explore on foot or on bike, as this is an official area of outstanding natural beauty.
