Established croft in the stunning location of Strathnaver



An opportunity to acquire the crofting rights to a small hill farm in Strathnaver extending to 51.72ha (127.7 acres). The land is registered with the Crofting Commission as one croft and is subject to crofting legislation.

The croft comprises two blocks of land separated by the Altnaharra to Bettyhill road and lying between the 40m and 130m contour lines. There are approx.115 acres of good hill land to the west of the public road, mostly unimproved grassland with only small pockets of heather at the higher levels. This block is classified Grade 53 by the James Hutton Institute. There are sheep handling pens close to the road and a portal frame shed (15m x 30m) with lean-tos either side suitable for wintering cattle or storing forage. External feed barriers and cattle handling equipment are included in the sale. There is mains water and an electricity supply to the shed. There is also a natural burn with waterfall and pool which runs through the croft. There is a good farm track giving vehicle access from the public road to the shed and part way up the hill.

There are approx.. 11 acres of in-bye land, in three fields located between the public road and the River Naver. This land is currently under permanent grass but has been in an arable rotation in the past. It classified Grade 41 by the James Hutton Institute. There is a mains water supply to two field troughs.

The fences are all in good stock-proof condition.

The assignation of the croft also includes grazing rights over the Syre Common Grazings which extend to approximately 3,000 acres of land adjoining the croft.

The croft is registered with SGRPID and is eligible for BPS and LFASS payments. . There is a proposed woodland scheme to create six small woodland areas either side of the public road. Details are available on request.

Full Planning Permission has been granted on the 4th May 2018 under reference 18/00958/FUL for the erection of a dwelling house which will be situated in an elevated position enjoying rural views.

The assignation of the tenancy of the croft will require Crofting Commission approval. An intending purchaser of the croft should be aware that a crofting tenant is normally required to live within 32km of the croft. Information about crofting legislation can be got from the Crofting Commission, but it may be advisable to seek advice from a solicitor experienced in crofting law and the regulations relating to crofting. Sporting and mineral rights may be excluded.
