Description

Highclere House sits on an elevated plot of approximately 1.7 acres and is set back from a country lane with lovely views over the adjoining countryside. The house has been the subject of a comprehensive programme of restoration and enlargement culminating in a magnificent contemporary dwelling finished to a high standard throughout. The house offers a wealth of light and versatile accommodation ideally suited for 21st century living. The house has been designed so that the principal reception rooms have access onto the terraces and gardens making this a wonderful house for entertaining.

The accommodation flows easily and there is quiet harmony as the colours and textures complement one another as you pass from room to room. Highclere House lends itself to both formal entertaining and relaxed family living on a grand scale with a welcoming ambience across versatile spaces.

Some of the principal features include a magnificent 45 ft kitchen/family room. The kitchen is highly appointed with bespoke hand-painted units and designed to cater for the most enthusiastic cook, fitted with a comprehensive range of high quality appliances including an AGA and a substantial central island which has been designed to incorporate occasional seating. The kitchen is open to a light-filled family area featuring a glazed lantern and Invicta wood burning stove, which provides a focal point to this wonderful room. For more formal entertaining there is a separate dining room with doors and windows overlooking the gardens and terraces. There is also a sitting room, again with open fireplaces and tall windows and doors providing a lovely vista over the grounds. At the opposite end of the house a family room overlooks the front drive. The cinema room has a 4K projector with a 3.1m screen and 5.2 cinema surround sound powered by Arcam AVR 750. The comms cupboard includes 48 way Cisco switch, 4G router with 40mb wireless internet throughout the house, Control 4 lighting system, 8 x 9 matrix with HDMI and 4K pass through, 8 x HDMI CCTV camera system, Sonos wired with play bar to multiple locations.

The house benefits from Contingent wiring of Cat 6 and coax to all TV locations for future proofing. During external works an underground 4 duct ring was installed for future fibre optic connections.

On the first floor there are six well appointed bedrooms each with their own en suite facilities. The master bedroom has a large en suite bathroom and comprehensively fitted en suite dressing room. At the opposite end of the house is a self- contained bedroom suite with its own staircase, ideal as an annexe or teenagers' suite. All of the bathrooms/shower rooms have been individually designed with great consideration and high quality fittings. On the second floor the area has been reinforced and is currently used as a gym and incorporates a sauna and shower room.

Outside
Highclere House is set behind electric gates, with coloured video intercom system with timers, on an elevated site enjoying views over its own grounds and countryside. The driveway leads to a substantial area for parking and gives access to a detached double cart lodge with serviced workshop and an integral four-car garage which incorporates central heating boilers, pressured water tanks and a comms room. A substantial stone terrace wraps around the rear of the house and steps up lead to a garden lodge. The open-sided entertaining area includes a serviced pergola and barbecue area. The main gardens are predominantly lawned and have been landscaped and planted with a range of specimen trees and shrubs, both evergreen and deciduous. There is a second access from Hazeleigh Hall Lane with access to the oil storage tanks. On the eastern side of the grounds adjoining the kitchen/family room is a children’s play area.

Woodham Mortimer is a small village between Danbury and Maldon and is mentioned in the Domesday Book. The name is derived from the Old English meaning “village in the wood” but at the time of the Norman Conquest the parish was known as Little Woodham. The village has a local pub (The Hurdlemakers Arms), the parish church of St Margaret, a driving range, a village hall and a cricket club.

The nearby town of Maldon, recently named by The Times as the best place to live in the countryside, is a charming settlement on the River Blackwater which dates back to the Anglo Saxon times and is famous amongst other things for its sea salt and the traditional Thames sailing barges that use Maldon as their home port. The picturesque village of Danbury also has a good choice of shops, amenities and two preparatory schools (Heathcote and Elm Green). Woodham Mortimer is also seven miles due east of the city of Chelmsford and its excellent choice of facilities, which include two outstanding grammar schools, a bustling shopping centre, a station on the main line to London Liverpool Street and access onto the A12.
