Description

THE PROPERTY

The Exterior

This is a unique opportunity to own a substantial seven bedroom detached home in Little Aston, Sutton Coldfield. Personally designed by the current owner who will be on hand to show viewers around the home, this glorious property has vast rooms throughout that are tastefully decorated making this home ready to move into. The property has a grand front aspect as it is set away from Newick Avenue behind a wide block-paved driveway that has two entrances from the road. There is an abundance of space to park a multitude of vehicles as well as there being a large double garage with two electric doors.

A secure passage at either side of the home provides access to the rear of the property where there is magnificent rear garden. The majority of the garden is covered by a vast expanse of lawn with wooden fencing and tall trees to the boundaries to maintain privacy. Closer to the house, the garden rises to a full width patio that is easily large enough for a plethora of outdoor furniture. This makes an incredible spot for entertaining the whole family.

Ground Floor

Viewers will make their way up the steps to the entrance doors beneath a storm porch. Once inside they will immediately gaze upon a jaw dropping entrance hallway with a wide staircase leading up to the first floor and an extensive wooden floor. From the hallway there are doors leading off to the lounge, kitchen, family room and a corridor that passes through to the rear of the property. Beginning to the right of the hallway, double doors lead into a gigantic reception room that we have labelled as the family room. Shown in the photos with a full size snooker table as the focal point, the room is over thirty-five feet long by twenty feet wide and creates a blank canvas for the new owner to leave as a reception room or convert to more reception rooms if desired.

To the left of the hallway is the family lounge which, again, is an incredibly generous reception room with two large windows to the front. Along with the family room and soon to be mentioned sitting room, the lounge features a catalytic flueless gas fire that features the latest technology to heat large rooms without spreading the fumes from regular gas fires. Doors from the lounge and the hallway lead into a huge kitchen that has space for a large family dining table as well as a snug area for a sofa at the front of the room. The kitchen has a stylish set of kitchen units fitted to the back and side walls with a range oven set between two double glazed windows.

To the right of the kitchen is access to a smaller and more practical kitchen that has been installed for the purpose of cooking more spicy dishes without the aroma passing through the house. Those not requiring a second kitchen would find this room useful as a utility room as it is where the plumbing for a washing machine and dishwasher is found. A further door from the second kitchen leads to the aforementioned corridor to the rear of the property.

Moving back to the kitchen and taking the door to the left of the room leads into a third huge reception room that we have named the sitting room. This is a very long room with a double glazed window that looks out to the rear garden. Adjacent to the entrance for this room is the back entrance to the double garage where viewers step down to a painted floor that makes an ideal area for a home gymnasium if desired. The airing cupboard housing the central heating system is positioned at the rear left of the garage.

Finally for the first floor, the rear corridor from the hallway has a door leading off to the only neutral bathroom in the whole house (the remainder all being Jack & Jill suites). This long bathroom includes a shower cubicle, free standing bathtub, wash basin, toilet and a bidet; all complimented by smart tiling to the floor and walls.

First Floor

Moving up the wide stairwell, viewers will be aghast to discover one of the best features in the house, a spectacular gallery landing. Stretching all the way to the back of the house, the landing could easily be used as an alternative reception area such is its size. There is a guest toilet with hand basin protruding from the rear left of the landing beside a large double glazed window having a central position to look out over the back garden. From the landing there are doors off to three of the double bedrooms in this house (bedrooms five, six and seven) and a corridor that leads across to the remaining four.

Starting with the bedrooms from the corridor, this area of the house is almost fully symmetrical as on either side of the corridor there are two bedrooms each with two double wardrobes and a Jack & Jill en suite shower room between them. The main difference with either of these bedrooms is that the master bedroom – the first door to the left of the corridor at the front of the house has a beautiful decorative window at the front. The rest of the bedroom matches the other three bedrooms in this part of the home with the carpeted floor and bespoke wooden drawer units.

Bedrooms five and six to the right of the gallery landing follow a similar theme to that of the previous four. Bedroom five is at the rear of the house and bedroom six at the front, once again with two double wardrobes each, bespoke drawer units, carpeted flooring and a stylish Jack & Jill en suite shower room between the two. The final bedroom, and the only one without direct access to a shower room, is bedroom seven at the front of the landing and is currently used as a home office. The smallest bedroom of the seven, this is still a substantial double room that would serve as the master in most homes!

Naturally, given the foot print of the house, above the first floor there is a vast loft area that could be converted to make this house even larger than it currently is. At present this allows for lots of extra storage space.

NB - ROOM SIZES ARE SHOWN AT THE BOTTOM OF THE PAGE.
