If you or any prospective tenants does not have the Right to Rent under Immigration Act 2014 and the landlord or Agent did not know and could not have been expected to know that prior to taking the holding deposit.

If after 15 days, you or any of the prospective tenants withdraws their offer or do not take reasonable steps to take up the tenancy during the date stated (UNLESS A DIFFERENT DATE HAS BEEN AGREED BETWEEN THE PARTIES, IN WHICH THE TIME LIMITS OF THE NEW AGREEMENT WILL APPLY) then a charge will be levied to cover the Landlord's costs up to a maximum charge of the deposit paid.
