TENANCY AGREEMENT
All adults wishing to live at the property will be named on the Tenancy Agreement (up to a maximum of four). The Tenancy Agreement will provide for all persons under the tenancy to be jointly and severally responsible and liable for the covenants contained therein. Adults who are not named on the Tenancy Agreement may not live in the property.

Unless there is a break clause in your favour written into the agreement you are committed to stay and pay rent for the full term. Please also note that if one tenant gives notice to leave under any such break clause under Common Law they will be giving notice for all joint tenants.

We will require, before the commencement of any Tenancy:

DEPOSIT: Equivalent to one and a half months rent (plus £150 for any pet on the landlord's prior approval) at the time of signing the Tenancy Agreement and will be held in a Government approved deposit scheme.

RENT: Rent is payable monthly in advance by standing order. We will not accept cheques for part payment of rent. The standing order will be set up to take the FULL AMOUNT OF RENT. We must point out that as all tenants are jointly and severally liable each tenant can be deemed responsible for the full amount of the rent payable.

The above is payable in cleared funds only i.e. on-line bank transfer/bank transfer. We DO NOT accept personal cheques and there is a 2% surcharge for cash.
