New Room - Why You'll Like it ...
Kemp Town just seems to get better and better with cool cafes, independent shops and restaurants. Within a few steps of this lovely home you could be in the popular patisserie collecting your breakfast croissants or browsing the award-winning bookshop that is just across the road. The house itself is set back a little from the road with a small, well-kept patio at the front. Past this down a few steps the flat has its own front door. Inside the hallway the first room is the bedroom, at the front of the flat it has a large sash window that brings in plenty of light from the street above.
Along from this the sitting room is a really good sized room with lovely recessed areas either side of the old chimney breast which has been made into a cool shelving unit perfect for your entertainment centre (eg. TV and stereo). This spacious room has a window looking out on the private patio to the back. Through an open archway with recessed shelving to one side, the galley style kitchen is bright and up to date with a large window to the outside space. From the kitchen a glass panelled door leads out to the private patio that is enclosed on four sides by white tall walls of the house and neighbouring buildings. The bathroom is at the end of the kitchen with a white suite and tiling and a small window.
There is a really nice flow to this home and the kitchen and sitting room, although separate rooms, feel connected because of the wide archway between them. This makes for an open living space. Although a lower ground floor flat, the home gets plenty of light from the front and private, rear patio. With its central location this is a great home for someone wanting to be in the heart of Kemp Town village and minutes from the bus stop into the city centre.
Bear in mind...
The back patio has the tall walls of neighbouring buildings to each side, so it does not get much direct sun during the day. However this space could be transformed into a lovely green place with plenty of room to eat outside on warm days.
Breakfast from the patisserie, lunch at the cafe and dinner from the butchers - Kemp Town has everything!
