A 3/4 bedroom detached house with character in one of the nicest parts of St Marychurch, Torquay
Situated not far from the top of Trumlands Road, in a quiet location which is on a lightly trafficked lane, it is a nearly level walk of 5 to 10 minutes to the centre of St Marychurch and its attractive pedestrian precinct full of independent shops as well as small Sainsbury and Co-op supermarkets. There is a Waitrose supermarket about half a mile from the house and a large Sainsbury and a Lidl supermarket each just over a mile away. Torquay harbour and town centre are about 1.5 miles and there is a good choice of bus services to Torquay harbour and town centre, Paignton, Brixham, Shaldon, Teignmouth and Dawlish available within 5 to 10 minutes walk from the house. It is only about 1 kilometre to the South West Coast Path, Babbacombe Downs and Oddicombe beach. St. Cuthbert Mayne school is at the bottom of the hill and there are several primary schools within 10 minutes walk. Torquay Golf Club is just a few hundred metres from the house.
The property was originally the coach house of Woodley Grange which is adjacent. It was converted and extended into a substantial detached house between 2006-8. As a result of its quite recent conversion and enlargement the house has the advantage of modern services and facilities whilst retaining character and quirkiness from its former purpose. PLEASE NOTE: Because of the origins of this house as a coach house and the topography of the site it has only a courtyard at the front and not a lawned or grassed garden so may not be suitable for young children or for tenants who like to have a garden. There is a sizeable yard at the front of the house (see photos) which can be used for car parking or it can be used as a sitting/garden area as it is surrounded by a high wall making it a sheltered suntrap with a good level of privacy and the ideal spot for plants in terra cotta pots and containers. If the house had a garden its rent would be in the order of £1100 - £1200 per month.
The house is of generous size (1367 square feet / 127 square metres floor area according to the EPC) and can be used as either a three or four bedroom property as there is a large downstairs room off the hall with a shower room adjoining which can be used either as a bedroom or as a second large reception room. The main reception room connects open plan to the large kitchen. If the large downstairs room is not used as a bedroom it makes a splendid main living room and then what we have called the main living rom can be used as the dining room or perhaps as the everyday living & dining room. Upstairs there are 3 bedrooms, two have ensuite shower rooms and there is also a family bathroom.
There are recessed ceiling spot lights throughout the house and every room has either a smoke or heat alarm interconnected and mains operated. Every room is generously provided with multiple double power sockets and there are tv aerial and telephone points in most rooms. The central heating and hot water is powered by a combi gas boiler and all radiators are of the double type with individual thermostatic valves and a master controller in the main living room. All windows have fitted roller blinds. All rooms are either carpeted or in the case of kitchen and bathrooms/showerooms have vinyl floor covering.
The front door opens into a hallway (3.44m x 1.60m max).
From the hallway there is a door to a very large reception room (4.15m / 13ft 7 inches x 5.72m / 18 ft 9 inches) , which could be used as a bedroom as there are power sockets and room light switches located conveniently for bedside use. This room has 10 recessed ceiling spot lights, 4 double power outlet sockets, a tv aerial point and an adjoining single power socket, 2 double radiators. There are windows on two adjacent sides of the room.
Off the hall and immediately next to this room there is a shower room (with electric power shower, wash basin and toilet, towel rail radiator).
On the other side of the hall there are glazed double doors opening into the main reception room 6.1m / 20 ft x 4.2m / 13 ft 9 inches (max). This large room has a decorative mantelpiece with double wall lights either side. There are 8 spot lights in the ceiling and 4 double power outlets and a tv aerial outlet and adjoining single power socket and also a telephone point. Two radiators.
Adjoining the main living room there is the kitchen (3.4m x 3.52m) which has 10 recessed spotlights in the ceiling and 3 concealed under-cupboard lights. There is a gas hob and electric oven and a cooker hood/extractor. There is an integrated fridge-freezer and spaces and plumbing for a washing machine and dishwasher. The Ideal Excel combi gas boiler is integrated into the fitted kitchen units. There are 4 high level cupboards, 6 low level and 5 drawers and one full height cupboard. There are 5 double power units. One radiator.
From the main living room stairs rise to the first floor where there are 3 bedrooms -
Bedroom 2 (4.8m max x 4.16m max) Windows with blinds to front and rear, one window is dormer style. 4 ceiling spot lights, 4 double power sockets and a tv aerial socket and adjacent single power socket and telephone point. Radiator.
Ensuite fully tiled shower room with electric power shower, double sized shower tray and glass doors, wash basin with storage underneath and toilet. Towel rail radiator..
There is a family bathroom, 2.3m x 2.03m, fully tiled with bath with curved shower section and curved shower screen. Dormer style window with blind. Shaver socket, 3 spotlights and 2 mirrors. Towel rail radiator.
Bedroom 3 is 3.4m (max) x 4.17m (max) and is an "L" shaped room. There are 5 ceiling spotlights, 4 double power sockets, tv and telephone points and a additional single power socket. Dormer style window with blind.
Bedroom 4 is 3.3m x 3.7m (max) and has 4 ceiling recessed spotlights, 4 double power points, a tv aerial point and adjoining single power socket and a telephone point. Radiator. Ensuite shower room has shower with glass doors and thermostatic mixer shower valve, wash basin and toilet.
Outside: Yard with double wrought iron style gates to the road. Room to park up to 2 cars but probably better used for one car thus leaving plenty of space for a courtyard type garden/sitting-out area which is bounded by high stone walls and is a suntrap in good weather.
Street parking is prohibited on the side of the road nearest the house due to Trumlands Road being quite a narrow lane at this point but there is unrestricted parking on the other side of the road.
Pets - a cat or one small dog may be acceptable but not large dogs.
