Situation - The property is located within the heart of the popular Cornish village of Tideford. This charming village dates back to 1100 AD when it was originally sited as a crossing place of the River Tiddy.
It is made up of a number of stone cottages and, most notably, an excellent range of facilities including an extremely well regarded public house, called the Rod and Line with great food, and a proper traditional family butchers.
Beautiful sandy beaches are within 10 minutes' drive and the Ocean City of Plymouth is 10 miles away with excellent shopping and sailing facilities.
The St Mellion International Golf Resort is about 7 miles away. Local schooling is also extensive with a good number of schools, most notably the Sir Robert Geffery primary school in Landrake, linked by special bus service to Tideford. The A38 dual carriageway is closeby linking the rest of Cornwall and also providing a quick route to Exeter and the motorway network beyond. There is a regular mainline train service nearby at St Germans (3.5 miles) which takes only three hours to London.

Directions - From Launceston Stags office, turn right out of the car park onto Western Road. Proceed along this road out of town straight through the traffic lights, then take the next left onto the A30 sign posted to Okehampton/Callington. Travel along for approx ½ mile and take the first exit off toward Callington. Turn right as you come off the slip road and proceed over the flyover. At the r'bout take the exit sign posted Callington. Continue on this road passing through Callington and St Mellion. On passing the Cardinals Hatt public house, take the next right turning sign posted Landrake. Continue along this road and at the next T-junction turn right onto the A38. Stay on the A38 for approximately 3 miles passing through Landrake and when you come to the crossroads in Tideford, take the left hand turning beside the butcher shop and the property will be found a short distance along the lane on the right hand side.

Lettings - The property is available to rent on an initial six month Assured Shorthold Tenancy with the option to renew or extend subject to agreement. RENT: £550 per calendar month exclusive of all charges. DEPOSIT: £650 returnable at the end of the tenancy subject to any deductions.
