All of the property is double glazed. Recent carpets in the whole property, professionally cleaned every 12 months.
Small garden out side at the rear, paved so low maintenance. There is a very solid hand built shed to store bicycles etc. in and is lockable.
Smoke detectors are in every room and on each landing, and a heat detector is in the kitchen. These are mains electric powered, along with emergency lighting on each landing and the downstairs hallway. Both detectors and lighting are linked and have battery backup so if one goes, off, they all go off. If the electricity fails, they will still work because of the battery backup.
All gas and electrics are checked every 12 months and we provide certificates in the property every year. The house also has an HMO certificate a house of multiple occupancy, from the Council (HMO license WK/210031263). This basically means the house is safe, clean, and has met certain standards with regard to room size, furniture and appliances, double glazing, equipment provided, bathroom fans installed etc.
The property is centrally heated via a gas boiler, this is serviced every year as part of the gas certification. Hot water comes from the boiler, and the shower is electric.
There is no damp in the property - the property had a new damp proof course injected 3 years ago and all rooms were re-plastered, all exterior walls insulated - the house is warm and retains it's heat. We have an Energy Performance Certificate which rates the house at 57 (D) - which is excellent for a house that is over 100 years old
We use a standard Tenancy Agreement with all of our students, and deposits are registered with an approved Government Agency. The Security deposit is 400 per student. 100 of this is a non-returnable cleaning fee for when you vacate the property. There are NO APPLICATION FEES involved we manage the property ourselves.
You can get parking permits for the street - these are about 20 for the year, and are available through the Council.
1 rooms left, 4 are now let to students one of whom has returned after a year's placement.
