Terms

An Assured Shorthold Tenancy will be prepared.  The principle terms will be:

  • Rent: Payable monthly in advance by standing order.

  • Use: Domestic private dwelling.

  • Term: Initial one year term, followed by opportunity for renewal subject to all parties agreement.

  • Deposit: Two months deposit will be required in advance and will be held in accordance with the terms of the Tenancy Deposit Scheme.

  • Insurance: The landlord to insure the property.  The tenant to insure their contents and against damage caused by their negligence.

  • Repair and Maintenance: The tenant will be required to maintain the property in good tenantable repair.  A schedule of condition will be agreed upon commencement of the letting.

  • Swimming Pool: The landlord will arrange for a professional pool care contractor to attend on site at least once a month at a charge to the tenant of £100 pcm.

  • Rent Review: Annual increase in accordance with the Retail Prices Index.

  • The open fire place is not to be used.

The Local Planning Authority is Chelmsford Borough Council.  The farmhouse is subject an Agricultural Occupancy Condition restricting the occupation of the dwelling to “person employed or last employed in the locality in agriculture as defined in Section 221 (1) of the Town and Country Planning Act 1962 or in forestry”.
