As part of the planning consent there is a section 106 agreement which comprises an obligation to provide £80,000 to the local planning authority for off site play equipment.
The outline planning consent for residential development also benefits from detailed consent

Method of Sale
The property is offered for sale by private treaty. Interested parties are advised to register their interest with the selling agent at an early stage as a closing date may be set following initial marketing.

The property benefits from road frontage to both the A68 highway and the unclassified Inkerman Road public highway. As referred to above there is also detailed planning consent for access from the public highway if the outline planning consent for residential is exercised.
It is understood that the mineral rights are excluded from the sale.
The access road from Inkerman Road is sold subject to a clawback. 50% of the market value of the site with planning is payable on grant of planning permission allowing the property to be used as anything other than an access route or for grazing. The covenant is released once payment has been made for the first change of use.
