LEASE TERMS

It is envisaged the successful tenant will take a lease of minimum nine years on contributory FRI lease terms with three year upward only rent review clauses and an initial rent of £18,500 per annum.  The landlord will consider a longer term.

No ingoing premium will be required for the initial lease but the ingoing tenant will be required to pay the landlord’s legal fees for drawing up the lease, subject to a maximum of £750 plus VAT, whether or not the lease  proceeds.

The rent will be payable quarterly in advance on the usual quarter days.
