Overview

New England style homes in an historic south coast
town within easy reach of London and the Continent

Valley Park lies on the outskirts of the ancient town of Rye, East Sussex, and overlooks the High Weald Area of Outstanding Natural Beauty.

Set in an attractive natural valley, amidst existing hedgerows and landscape features, these new homes are built to the latest eco standards and provide the first opportunity to buy such properties, in Rye, for many years.

Nestled within 17 acres of parkland, which includes a footpath network and two children’s play areas, the homes at Valley Park are built in the traditional Kent and Sussex style, with clapperboard and brick exteriors, picket fences, sash windows and tiled roofs with chimney features.

Valley Park offers 135 high quality homes of outstanding character and spaciousness, ranging from two to five bedrooms, all with generous living areas. Each property has ample car parking and garden areas, and some also benefit from a conservatory.

Local Information

Leisure Facilities

With its ancient citadel, set on a rocky promontory, the historic town of Rye is two miles from the open sea on the River Rother and became a fortified medieval Cinque Port over 800 years ago. Rye’s past is woven with seafaring tales of naval battles, violent storms, lifeboat heroics and smuggling.

Surrounded by the famous Romney Marshes, with their treacherous footpaths and fickle tides, Rye gained independence by Royal Charter in 1289. Elizabeth I gave the town its Royal title in 1573 and the town hall displays an unbroken list of mayors since the 13th Century.

These maritime adventures have now given way to yachting and a vibrant fishing fleet whose catches – including Rye Bay scallops, Dover sole and Dungeness prawns – are relished in local gastronomic restaurants like The Mermaid Inn, where the infamous Hawkhurst Gang planned smuggling and kidnapping in
by-gone days.

The marshes are now one of the largest bird sanctuaries in Europe and attract watchers and walkers from all over the world. There is much to do in Rye, with the world famous Rye Golf Club – founded in 1893 – and some of Europe’s finest beaches nearby at Camber Sands. Kite flying, cycling, sand yachting and hiking are all enjoyed in the area, as well as most water sports.

There are many pubs and restaurants in and around the town and the outlying villages, all offering a slice of country nightlife away from the hustle & bustle. Rye is also a centre for antiques, books and ceramics, with several thriving markets, dealing in country produce, collectors items and, of course, fish.

Transport Links

RAIL
Valley Park is half a mile from Rye station, where the Marshlink and Javelin lines provide access to London St Pancras in about one hour. There are also quick and easy rail links to major towns on the south coast, including
Brighton, Eastbourne, Bexhill and Hastings.

From nearby Ashford International, Paris and the rest of Europe – including Alpine ski resorts – are easily accessible by train.

BUS
The main routes along nearby Udimore Road provide quick and convenient bus travel to Rye and the surrounding villages. Bus stops are located near the entrance to Valley Park and at the end of the short footpath which leads to the town centre.

ROAD
The M25 is within 45 miles and easily reached by the A21. Tunbridge Wells, Maidstone, Ashford, Eastbourne, Canterbury and the Channel Tunnel are all within 35 miles by road.

FOOTPATHS & CYCLE WAYS
Rye centre, the railway station and the bus station are all within easy walking and cycling distance. The developers of Valley Park will be helping to upgrade the Ferry Road cycle path, which is at the start of a 15 mile country cycle route from Rye to Bodiam Castle.

Valley Park is surrounded by a network of long-distance footpaths such as the Saxon Shore Way, the 1066 Country Walk, the High Weald Landscape Trail and the Royal Military Canal Path. All of these, as well as countless rural footpaths and cycle ways through Romney and Welland Marsh, to the seemingly endless Camber Sands, can be directly accessed using the footpath which runs through Valley Park.

  • About Developer

We are a privately owned company with just two shareholders and we only build houses we are happy to live in ourselves. Every house has been individually designed with close personal attention to detail.

We have used the best materials available to meet the specification for each new home. In many cases, we have over-specified the property because that is what we would have done if we were building it for our own use.

We are one of the few house builders who fit under-floor heating on the ground floors, as standard and we are constantly looking for new products which enhance the quality of life in our homes and reduces the cost of ownership.

We have paid great attention to the layout of Valley Park to create a village environment within a parkland setting, whilst retaining the 'by the sea' feel.

If you proceed to buy one of our homes, they all come with a 10 year warranty and great after sales service.

We are very proud of them and hope you will be too.
