Heating and Hot Water

The home is heated by a highly efficient gas fired condensing boiler with thermostatically controlled radiators, individually adjustable by valves so that you can keep the main rooms hot when you need them and tone down the heat in lesser used rooms to save on energy. There is also an immersion heater for emergency backup if you have guests to stay. The low maintenance aspect of a new boiler cannot be underestimated.

Electrical

There are power sockets fitted exactly where you need them, as well as TV/FM and Sky+ points to the living room and master bedroom. Driving directions

From the M5, exit at junction 11 and follow signs for the A40 towards Cheltenham. At the Gloucester Road roundabout, take the fourth exit onto Grovefield Way towards The Reddings area of Cheltenham. Follow this road under the railway bridge and onto Cold Pool Lane and you will find Spring Grove Park and Cheltenham Grange on your left hand side.

From Cheltenham city centre, follow the A46 Bath Road towards Stroud passing Cheltenham college on your right. Carry straight over at the roundabout onto Shurdington Road and at the next roundabout, turn right onto Up Hatherley Road. At the second roundabout down this road, take the second exit left onto Cold Pool Lane and after a short time you will see Spring Grove Park and Cheltenham Grange on your right hand side
