Thame is situated close to the Chiltern Hills and is an ideal base for exploring the wider Oxfordshire area. Adjacent to the development is the Phoenix trail which provides a cycle route that runs from Thame to Princes Risborough on predominantly traffic free routes. The five mile long shared pathway utilises a previous railway cutting. It is understood that there is a proposal in the South Oxfordshire plan to extend the route to the west to integrate with Lord Williams Upper School.
See a performance at the Thame Players Theatre or the Thame Leisure Centre, take a walk on one of three Thame circular walks, or have a picnic at the Cuttlebrook Nature Reserve.
A cheery and colourful market is held, by ancient Charter on Tuesdays, including a Farmers’ market every second Tuesday in the month.
Thame is ideally situated to discover the beauty and tranquillity of the Thames and Chiltern area. To the South of Thame are the Chiltern Hills and The Ridgeway Path, with many public walkways where outstanding views of the surrounding area can be enjoyed. The Oxfordshire way and cycle way meander through the countryside to the west of Thame and to the east is the larger market town of Aylesbury.

Round and about Thame
Walking
Windmill Place ¡s situated within easy walking distance of the main town centre shopping and leisure facilities utilising footways along Windmill Road and Nelson Street. In fact Upper High Street is just 500 metres walking distance. The town centre offers two supermarkets, an array of shops, bars and restaurants. The Post Office, Doctors Surgery, Schools and other amenities are also situated close by.
Cycling
For travelling by bike, Windmill Road and nearby Nelson Street are both identified as on-road cycle routes. Within Thame there are a number of identified cycle routes that connect to form a local cycle network and integrate with the wider regional and national cycle network.
Sustrans Route 57, the ‘Phoenix Trail’, is located to the south of the proposed development site and connects with the on- road cycle route along Windmill Road. This route is a 5 mile shared use path that runs from Thame to Princes Risborough on predominantly traffic-free sections, utilising a previous railway cutting. The route terminates to the west of Windmill Place where it connects with an off-road walking route. There is a proposal to extend the Phoenix trail to the west and integrate with Lord Williams Upper School. With such an excellent cycle network on the doorstep all the houses on the development have storage for 2 bicycles as standard.
Bus
From bus stops located on Upper High Street and Cornmarket, just a short walk from Windmill Place. Regular services can be accessed to Aylesbury, High Wycombe and Oxford, along with other local towns and villages.
Train
Haddenham and Thame Parkway are just over 3 miles away, accessible by bus, and also with parking, cycle storage and a taxi rank. It is located on the Chiltern Line, offering a regular train service to both London Marylebone and Birmingham. Both are reached by train in under an hour.
Road
For travelling further afield, Thame has excellent road links, being situated just 3 miles from Junction 7 of the M40, giving easy access to Oxford, London and the M25, Birmingham and the Midlands. The nearby A34 extends road access both north and south.

Driving directions
From the M40 Northbound & Southbound, Oxford:
Exit at Junction 7 and take the A329, signed for Thame/Milton Common. Continue for aprroximately 3 miles. At the roundabout, take the 3rd exit onto Oxford Rd. After 3/4 mile turn right onto High St. Take the 3rd right onto Southern Rd, go through I roundabout, then take the next right onto Windmill Rd. Windmill Place is on your right.
From Aylesbury:
Take the A4 I 8/Oxford Road westbound. Continue for approximately 8 miles through 2 roundabouts. At the 3rd roundabout take the 2nd exit onto Aylesbury Road/B4445. At the next roundabout take the second exit onto Bell Lane, passing Waitrose on your left. At the High Street, continue ahead onto Southern Road, go through one roundabout then turn right onto Windmill Road. Windmill Place is on your right.
