Village life at Mount Battenhall can be as relaxed or as active as you choose, with an excellent range of facilities offering every opportunity for a full and varied retirement. These include a lounge, Allsopp’s Bar, drawing room, Spriggs’ Restaurant, library, crafts room, hair and beauty salon, gym, and beautiful landscaped grounds.

The social activities, in which you can choose to participate or not, as you wish, range from interest groups, such a local history and gardening, to quizzes, wine-tastings and cookery classes. Enjoy the many special events too, such as talks from visiting speakers and trips to local attractions, and the annual Pimm’s on the Patio, summer barbecue, festive black-tie dinner and wonderful Christmas and New Year parties.

The buildings
Battenhall House is a stunning Grade II* Listed Italianate mansion which has been beautifully refurbished to accommodate some apartments and the extensive communal facilities, and the space is both impressive and welcoming.

Other existing buildings – the stable block, The Gatehouse and Gardener’s Cottage – have been similarly carefully restored to provide delightful character homes, alongside three new-build villas housing further one and two bedroom apartments.

The very best materials have been used to create both communal areas and individual properties that are elegant, stylish, luxurious and comfortable.

All properties benefit from a 10-year home warranty provided by the NHBC or Checkmate (new-build and conversion properties respectively).

The grounds
Owners at Mount Battenhall will enjoy attractive, peaceful surroundings with beautifully landscaped grounds and generous outside spaces, offering a delightful setting with lawns and gardens to enjoy.

Location
Mount Battenhall benefits from a tranquil and leafy environment, but with proximity to the many amenities and rich culture of Worcester city centre, which is about a mile away. Worcester offers all the shops, cafés, restaurants and conveniences you’d expect, any many leisure facilities both within the city and nearby.

Visit Worcester’s beautiful historic cathedral or the City Art Gallery and Museum, browse in the many and varied independent shops and well-known retailers, or enjoy a drink and a meal in any one of large selection of food outlets.

Not far from the city, Perry Wood Nature Reserve, Greyfriars’ House and Gardens and Huntingdon Hall are all wonderful destinations for a relaxing day out, watch cricket at the County Cricket Club, or have a flutter on the horses at the famous Worcester Racecourse.

Support and care
Mount Battenhall’s 24-hour on-site staff are there to help with day-to-day tasks and provide the comfort of knowing that someone is always on hand, giving you the freedom to really live life to the full.

All members of the team at Mount Battenhall are chosen for both their ability and character and they are dedicated to supporting owners introduction to and ongoing life in the village community.

1½ hours’ domestic assistance is included within the monthly fee (see below) and additional domestic, personal or domiciliary care can be arranged.*

Guest accommodation
At Mount Battenhall, we understand the importance of spending time with family and friends – unrushed, quality time – and we enable all owners to do this by offering guest accommodation** when arranged in advance.

Staffing
On-site staff, including a concierge service, are available 24 hours a day, adding the convenience and reassurance of day-to-day assistance and the peace of mind afforded by a secure environment.

Operator
The community is operated by Enterprise Retirement Living, which is an Approved Operator under the Associated Retirement Community Operators’ Consumer Code (see www.arcouk.org for more information).

Lease details
Properties at Mount Battenhall are held on 250-year reducing leases from 1 July 2020 from ERL (Worcester) Limited, Scutches Barn, 17 High Street, Whittlesford, Cambridge, CB22 4LT (registered in England & Wales, No: 10780048).

Monthly fee/ground rent
A monthly fee, currently £153.75 per week (£7,995 per annum) for one bedroom properties and £163.37 per week (£8,495 per annum) for two bedroom properties, is payable. This covers all aspects of operating and maintaining Mount Battenhall (including external building maintenance, buildings insurance, external window cleaning, communal area maintenance and running expenses, refuse collection, garden and grounds maintenance, daily concierge service, 24-hour on-site staffing, 1½ hours’ domestic help per week, and a management fee).

There is a peppercorn ground rent, but no actual charge is made for this.

Charges when leaving or selling the property
A Deferred Development Payment of 6%, 8%, 10%, 12%, 14% or 16% of the selling price (occupancy of up to 1 year, 1 to 2 years, 2 to 3 years, 3 to 4 years, 4 to 5 years, 5 to 6 years and over respectively) is payable to ERL (Worcester) Limited on any sale or re-assignment of the lease.
