Manor Farm Court
Manor Farm Court is a magnificent new development of just six properties built on the site of manor farm. Historically it is an important site that may have originated as a pre-conquest manorial centre, created after the 10th century. In the late 12th/early 13th century, the Manor of Hooton passed to the de Levet family giving rise to the name Hooton Levitt. The original settlement was positioned on a spur of land, which retained long distance views to the north, northwest and southwest. These vies remain today and are one of the prime reasons why this site is so special. The views, the beauty of the buildings and the proximity to the motorway network make it a fabulous location and a first class choice for any one looking for something special.
We have commissioned a full archaeological survey of the site with records dating back to the mid 12th century offering a wealth of history of the location, which has helped greatly during the restoration work in persevering the original features.
The farmhouses have been extended and converted into two 4 bedroom houses and the farm buildings converted into four individual dwellings, ranging in size to suit all needs. A courtyard forms the centre of the development, with all houses benefiting from enclosed private rear gardens.
The properties have been converted using a combination of traditional craftsmanship and materials such as pure lime mortar imported from France and modern technology to meet and exceed current building and NHBC regulations. Wherever possible, materials recovered from the original buildings have been re-used, to maintain the character and history of the properties. No stone has been imported to site thus maintaining its integrity. The original roof coverings have been replaced using natural clay pantiles with a stone margin at eaves. These materials were chosen to match the remains of the original roofs and/or old photographs that were available.
The courtyard is finished in Beedon golden amber gravel ( a close textured rolled finished used to pave many prestigious historical buildings such as Buckingham Palace, Sandringham House, Althorpe House and more locally at Wentworth castle). Paths and patio areas are finished with natural stone paving and featured lighting.
A large ( 45 x 74) agricultural storage building, which has the potential for a variety of use either commercial or recreational. Electricity and water supplies are available close at hand, but will need connection ( including the associated charges) This building has the benefit of separate vehicular access off peak lane.

3. Villavent ventilation and heat recovery system. This system uses Scandinavian technology to provide a highly energy efficient heat recovery system with up to 80% of the heat in the outgoing stale air being recovered and used to warm the incoming filtered fresh air ( without the two air steams coming into direct contact with each other). 4. Heating to both the ground and first floor areas is by warm water underfloor heating. The heating equipment was supplied by Nu-Heat, a market leader in domestic under floor heating. The system works by pumping controlled flows of warm water from a heat source through plastic tubing embedded in the floor. Because the emitting area is large, the warmth provided is quiet sufficient even on a cold day without the need for supplementary heating. The lack of obstructive radiators releases valuable wall and floor space allowing freedom of design layouts. Lower heating bills result as the low system water temperatures of under floor heating enhances the efficiency of boilers and gives fuel savings of typically 25-40% in addition, each room is individually thermostatically controlled. Greater comfort is achieved against radiators, which eat the air by convention, drawing cold air across the floor and up to the ceiling. In contrast under floor heating produces mainly radiant warmth, the entire floor is heated, meaning warmth is radiated evenly, causing no stuffiness, droughts or cold feet.

The newly opened Robin Hood international Airport at Doncaster continues to increase its range of destinations and is approximately 20 minuets by car.

From the M18 junction 1, follow the signs for Maltby, go past Hellaby Hall Hotel on the left, then after approximately 1/2 mile pass The Brooklands club on the right. After a further 200/300 yds take a right turn off the main road into Carr Lane, signposted for Carr and Hooton Levitt. This is a small country lane which winds up a long hill into Hooton Levitt itself. Manor Farm Court is at the top of the hill, clearly signed with the stone carved nameplate and the 'Newton Wright Construction for sale boards'
Hooton Levitt can also be easily reached from the lanes from Slade Hooton and Carr villages.
