Funky & Affordable homes in Mills Bakery, Royal William Yard, Plymouth, now available through shared ownership!
Mills Bakery, Royal William Yard
Mills Bakery has been lovingly restored into 86 new apartments which are bursting with original features while offering a truly modern way of living. For those that like to work close to home, Mills Bakery also offers flexible office space as well as ground floor restaurant or retail space. Apartment and work spaces are carefully separated from each other, creating a busy working building and a relaxing community of comfortable homes.
Award-winning Gillespie Yunnie Architects have designed a scheme that complements the existing features of Mills Bakery. Massive granite and limestone walls, exposed timber roof beams and arched windows comfortably combined with modern elements forming contemporary study areas and gallery level bedrooms, which are lit by new roof lights that introduce maximum daylight.
Two sides of Mills Bakery look out directly onto water. One of which overlooks the Basin, Royal William Yard’s interior dock, accessed by a unique swing bridge. Another side looks out onto the Hamoaze, the estuary of the tidal River Tamar. There is no better waterfront location in Britain.
Royal William Yard now offers its own Water Bus to the Barbican Mayflower Steps near the city centre, what better way to arrive home after a busy day at work or at the shops! The Torpoint Ferry also provides a direct link to Cornwall.
Shared ownership now available in Plymouth
We want to give everyone the chance to own their very own home. There are many ways to live in our vibrant communities and working together with the Homes and Communities Agency we can now offer you the opportunity to buy your own Funky & Affordable home through shared ownership. Same funky apartment with everything you would expect from an Urban Splash home… but more affordable if you can’t quite manage to buy outright just yet.
Shared ownership is a government backed initiative funded by the Homes and Communities Agency, to help you get your foot on the housing ladder. It allows you to purchase an affordable share in your own home, ranging from 25% - 75%, with the option to buy additional shares in the future taking you into 100% outright ownership.
If you do need time to save up for your deposit, as an alternative to purchasing a share straight away, you can rent at 80% of market rent, allowing you to save now with a view to purchasing at any point within the next five years.
Read more about it in our ‘Guide to Shared ownership’
Can I buy through shared ownership?
The good news is that it’s available to a really broad audience, the main criteria being that:
- You/your household has an annual income of less than £60,000 (Let’s face it, who doesn’t!)
- You are in full time employment
- You currently own no other properties
Through shared ownership, you can buy anything from 25% to 75% of the property, renting the remaining share at 2.75% per annum. The amount you can afford will be assessed by the HomeBuy Agent who acts on behalf of the government. Urban Splash wants to help our customers further, therefore those opting to buy straight away will benefit from a contribution of up to 5% towards your deposit*
What’s a HomeBuy agent?
HomeBuy agents act on behalf of the government and will assess your eligibility for shared ownership and process your application

Brewhouse
Brewhouse is situated within the breathtaking Royal William Yard, a collection of Grade I Listed buildings, a former a Royal Naval Victualling Yard between 1825 - 1835.
Urban Splash have given them a new lease of life as a stunning waterside destination combining new homes, office, retail and leisure spaces.
The Grade I Listed Brewhouse has been lovingly restored into 77 new apartments which are bursting with original features while offering a truly modern way of living.
Architects Acanthus Ferguson Mann have designed a scheme that complements the outstanding features of Brewhouse. The retention of the central boiler house allowed the creation of a ‘winter garden’ as the heart of the development that contrasts with the granite paved external landscaping that is an essential characteristic of Royal William Yard.
Massive granite and limestone walls, exposed timber roof beams and arched windows comfortably combine with modern elements forming contemporary study areas and gallery level bedrooms, top lit by new roof lights that introduce maximum daylight.
