    Your Step by Step OneClickHomes Unbiased Sellers Guide

    Market Appraisal:
    If you are selling, you will require a market appraisal. We offer a complimentary, no obligation market appraisal of your property. We will provide you with an appraisal based not only on our in depth local knowledge of the surrounding areas, but will also utilise our extensive database of properties that have recently sold.

    Instruction of The Agent/Property Details:
    Having received your market appraisal in writing and provided that you are satisfied with it, we will then proceed to prepare full sales particulars of your property. Presentation is key so we will ensure that your sales details highlight the most important aspects of your property to ensure that your home is shown at its best with the aid of full colour photographs and professional floor plans (for Sole Agency only).

    Marketing:
    Once you have seen and approved our particulars of your home, your property will be placed on our website along with all the other property portals we use. We will also provide a schedule of advertising in the leading property magazines and local newspapers.

    Viewings:
    Appointments to view your property are made by prior arrangement with yourself by the OneClickHomes team and your OneClickHomes Property Advisor will accompany all viewings.

    'For Sale' Board:
    This is the most simple and effective marketing tool, available 24 hours a day.

    Email:
    All prospective buyers who register with us are asked to provide email addresses in order to ensure that they are notified of any new properties within minutes of them going live on our system.


    Offers:
    Any offers we receive are promptly notified verbally to you and then followed up in writing. We will inform you of the position of the buyers and liaise with you until an accepted offer has been agreed.

    At this stage, you should also provide your list of Fixture and Fittings which will be negotiated separately between the solicitors and forms part of the final contract.

    Agreed Sale:
    At this point, if you have not already done so, you will need to instruct your solicitor. OneClickHomes will be happy to recommend a solicitor if you do not have one.

    The solicitors will then write to all parties and the buyers will instruct a surveyor to conduct a survey of your property (the "agreed sale" is subject to the contract and any survey) and the buyers' mortgage offer (if required) will also be subject to the results of the survey.

    The sellers' solicitors will request the title deeds from the lender (if appropriate) or yourselves as the seller and the fixtures and fittings form must be completed at this stage.

    The solicitors draw up the draft contract which sets out the Terms of the Sale and sends it to the buyers' solicitor together with all relevant documents. Any enquiries will then be raised, the title deeds and Lease (if applicable) will be checked and local searches carried out.

    Once the draft contracts have been approved, it can be signed by both parties.

    Updates on Your Sale:
    At OneClickHomes, we pride ourselves on our conscientious sales management. We aim to keep you regularly appraised of your sales process right through to completion and liaise with your purchaser, the legal representatives, surveyors and mortgage lenders in order to ensure that your sale is progressed as smoothly and as stress-free as possible.

    Exchange of Contracts:
    A date for completion is agreed and once exchange of contracts has occurred, both you and the buyer are legally bound to complete the sale/purchase.

    Completion:
    The funds are received from the buyer's solicitor and once your solicitor confirmed that they are in receipt of these funds, completion takes place and you may instruct your agent to release the keys.

With a vast knowledge of the sales process, OneClickHomes can confidently handle issues including and not limited to: negotiation, leasehold, freehold, building regulations, contracts, council planning and new build assignments.

    Your Step by Step OneClickHomes Unbiased Buyers Guide

    Registration:
    The first step is for you to register your details and let us discuss your property requirements. This can be easily be done by email, telephone, in person or by completing our online
    registration form. Once registered, we will be able to contact you with suitable properties, as well as keep you informed of any new properties the day they come on to our books and 1 day before they go public on our site, that match your requirements.

    Viewing:
    Here at OneClickHomes we are available to arrange viewings for any of the properties we market at your convenience. Not only is the OneClickHomes office open 6 days a week, you will also be given the mobile contact details of the advisor who will be viewing with you so you can contact them direct.

    Mortgage:
    It is advisable wherever possible to get a mortgage agreed in principle before any final decision on your new property is made.
    The advantage of this is, not only to provide you with a clear indication of what is affordable to you, but it also shows the seller that you are seriously looking which make you very attractive to sellers putting "you" the buyer in a stronger position to complete your purchase.

    If you don't have a mortgage in place this is also something we can help with.

    Making an Offer:
    Once you have located your ideal property, your offer will be submitted by us to the vendor for them to consider.
    NB: All offers are "Subject To Contract" and therefore neither party is legally bound until a contract is actually signed.

    Acceptance of Offer/Instructing Solicitors:
    Once your offer has been accepted by the vendor, you should instruct a solicitor to act on your behalf. Your solicitor is required to handle all legal aspects of your purchase.
    If you have not appointed a solicitor or a firm to represent you already, we will be happy to recommend one from our list of experienced firms many of whom have 25 years or more experience.
    At this stage, you will also be required to proceed with your mortgage application and liaise with your mortgage consultant/broker accordingly.

    Property Valuation/Survey:
    The next stage is to obtain an official mortgage valuation, this will usually be conducted by a chartered surveyor acting on behalf of your Lender. The report is to provide a valuation as well as details of the basic condition of the property. A copy of this report will be sent out to you, which in turn will allow you to ensure that both parties (buyer and seller) evaluate the findings of the report prior to entering a commitment to purchase.

    Local Authority Searches:
    Local authority searches are conducted by the buyer's solicitor, this is done by submitting a local authority search to the local borough council. The purpose of this is to ascertain if there is any planning consent previously granted on the property or if there are any other local issues which may have an impact on the purchase. In some instances, the search may also include an environmental and drainage search or even a land registry search.

    Draft Contracts:
    The draft contract is drawn up by the seller's solicitor and is forwarded to the buyer's solicitor for consideration. Any additional queries or questions will be asked and answered and the contract amended accordingly, subject to final approval.

    Mortgage Offer:
    The lender is now in possession of the mortgage valuation and survey. Subject to the findings of this report, approval of the mortgage application and with all references provided and checks conducted in a satisfactory manner, the lender will send a formal mortgage offer to the buyer and their solicitor. The document is then signed and returned.

    Exchange of Contracts:
    As soon as the contract has been signed by both parties, a deposit (a percentage of the purchase price or other agreed sum) is paid by either bank transfer or banker's draft. At this stage, the parties agree on a date for completion.

    Completion:
    Completion usually follows 28 days after exchange of contracts has taken place. However it is also possible for an agreed mutual completion date to be arranged between both parties which can be greater than or less than 28 days.
    On completion, the balance of the purchase price is transferred by the buyer's solicitor to the seller's solicitor and the keys released.

    HOME BUYER REPORTS & BUILDING SURVEYS

    Homebuyer Report: This report provides an overview of the property's condition. It includes comments on all major structural elements, but does not comment on minor cosmetic issues or include costing, however it does include a valuation figure. The simple "traffic light" rating format, of Red, Amber and Green, enables easy reference, especially to major items that should be addressed urgently. It's generally suited to traditional properties in a reasonable condition and less than 150 years old.

    Building Survey: This is the premier reporting format and is suited to all residential properties. It's a bespoke report that does not follow a fixed format. It will provide a full picture of construction and the condition of the property, including the roof, chimneys, walls, floors, ceilings, doors and windows. It is likely to be needed if the property is of unusual construction, dilapidated, has been altered or where a major renovation or conversion is planned.
