    Why would I change Agents ?

    Why would I change Agents when I am already with the best ? The above statement has been made, over the years a number of times by a variety of our Landlords when offered a lettings and management package by another agent.
    Agents constantly believing that they can provide an all encompassing inclusive service for a lower and lower fee - which in turn is very quickly resulting in our Clients, you - the Landlord receiving a poorer and poorer service.  
    Ultimately meaning that Landlords income reduces, higher arrears, properties inspected less - all of which have an extremely negative effect on the overall yield of your investment. 
    ABC offer an ALL INCLUSIVE management fee.  
    Where you, our Client are able to relax in the understanding that all, day to day management requirements are included.

    A little bit about why we are so different ......
    After working for over 35 years in the Letting Industry in 2008 Sue Smith found that despite attempting to change the attitudes of Agents to one of being morally responsible for their actions and to act in an ethical manner,  it had been, on the whole, unsuccessful. 
    A lone voice in the wilderness of property attempting to change the whole way of thinking of this industry.  
    It was time to stand alone and create her own Agency.
    The doors to ABC were opened  only months later. 
     An Agency with a different view on how Landlords and Tenants should be cared for.
    Coupled with ensuring that we provided an ethical service to both our Landlords and Tenants, simple rules for ABC to adhere to were set :
    1. To give Landlords free advice and support in the purchasing of properties.
    2. Provide support and advice to Landlords on how to present the property, covering safety, legal and aesthetic issues, all of which go to ensuring maximum rent is achieved.
    3. Refuse to advertise and let property that does not meet the basic requirements for safety and comfort.
    4. To change the way in which Tenants are referenced to reduce landlords losses.
    5. Guarantors for every Tenant.
    6. Good behaviour contracts.
    7. Hands on inspections - undertaken by staff employed by ABC
    8. A specialist 'Vacations' team employed full time by ABC. 
    9. In house possession proceedings. No solicitors required unless a hearing is required and then costs significantly lower than normal.
    10. Speediest possession and recovery of property as is possible.
    10. In house post vacation Debt Recovery Service if ever needed.

  • Introduction

    A little bit about Sue......
    My career in Lettings & Property Management began in 1979 when after leaving school I immediately joined Oystons Estate Agency and have since this time worked within the Industry taking a little time out to gain a degree in Estate Management (oh and not forgetting to have my children).

    I don't feel it appropriate to bore everyone with the history of my accomplishments other than to say I live, eat and breathe residential lettings, taking great pride in the level of knowledge my team have, the standard of service we provide and the wide range of specialties we have within ABC.

    Although if you would like to hear all about us or fancy just meeting the team please pop in for a coffee and generally if there is a 'Y' in the day a freshly baked cake will be around.

    Clare - Office Manager.
    Soon after opening it became apparent that Sue could not run ABC on her own and Clare Mason joined the team. 

    Clare has, since joining the team in late 2008 developed the majority of systems that are currently in place within ABC and having previously worked for other local letting agencies for a number of years had already an exceedingly wide knowledge of the day to day processes in the industry and initially joined Sue for Systems Development.

    Over the years though, Clare has moved upwards to being our Office Manager as well as retaining current responsibility for the day to day financial running of ABC.

    As with any good, hands on Manager there is not a task within ABC that Clare will not undertake, remembering at all times that it is impossible to train staff in a task that you cannot and do not complete yourself.

    Clare sets the example to the staff, landlords, contractors and tenants as to the expected behaviour within our office, setting the standard high to ensure a totally professional profile at all times. 

    She is now joined by her team of 10 loyal staff who whilst able to undertake the majority of tasks within the Company do have their speciality areas in which they are proud to excel.

    Clare has fully completed her NFOPP exams level 3 and is a member of ARLA

    Heather - Applications
    Heather has been with us for 7 years now and on a day to day basis, heads the Application processing team.
    All applications are fully processed in house by Heather and her team, ensuring that the riskiness of forwarding applications to online processing companies in removed.
    The depth of processing for applications far and away exceeds any standard checks undertaken.  CRB and ASBO checks are regularly undertaken.

    Heather has fully completed her NFOPP exams to level 3 and is a member of ARLA.

    Jane - Inspections, Viewings, Vacations
    Jane has been with us since 2010. Jane leads the Inspections and Vacations team. Along with Matt they are responsible for the day to day periodic inspections and processing of any associated issues along with the undertaking and reporting on all pre vacation and final vacation inspections. Jane also shares responsibility for completion of viewings

    Suzie - Repairs
    Currently on maternity leave but has been running our Repairs department for many years. Suzie will be returning in the New Year after her maternity leave.

    Mark - Council Tax / Utilities / Viewings
    Mark supports Sue Smith in her day to day duties but supplementary to this handles all Council Tax and Utility queries. 

    Alongside these duties,  Mark handles the majority of completions that take place in the office, undertakes local viewings and assists in debt recovery issues and processing of notices received.

    Mark will initially also handle any complaints that are received, ensuring speedy resolution.

    Mark has completed his NFOPP level 3 exams and retains membership of ARLA

    Ebony - Arrears / Accounts
    An absolute whizz with the figures, 
    Ebony is responsible for handling any arrears situations that may arise and ensures processes are met, assists with the book keeping and the processing of notices to vacate that are submitted.

    Matt - Inspections, Viewings, Vacations
    Whilst Matt assists Jane in the running of the Inspections, Vacations and Viewings Matt has a natural flair towards the 'repairs' section of ABC and relishes his involvement in this area.

    Karen - Applications / Feedback
    Employed initially to handle contact with Landlords on a day to day basis when a property is available to let, due to demand Karen has now moved on to joining Heather on the processing of applications ensuring that any application for tenancy is handled as speedily and efficiently as is possible.  Karen will continue to assist Tanya where needed should time allow.

    Tanya - Enquiries , Landlord Feedback
    One of the most important areas is ensuring that all potential applicants are show every property that they desire at the point of contact, following viewings Tanya must speak to them and see that the feedback is passed to the landlord and any items raised are acted upon.  Tanya has to ensure that as many viewings as possible result in an application.
